Isle of Palms Homes for Sale-Treasure Island Real Estate

Treasure Island Fl – One of Treasure Island Fl Isle of Palms homes on the water are always popular because when it comes to Treasure Island Real Estate – Isle of Palms has both deep water and easy access to the Gulf of Mexico through Johns Pass. Here you can even take a quick tour to see the neighborhood yourself.
There are currently 17 Isle of Palms homes for sale in Treasure Island Fl. The most expensive home for sale right now is just under $1,800,000 and it is an amazing luxury waterfront pool home on 115th street that you will see in the video – I have more pictures I’ll have to work on adding here. The least expensive is a home that is not on the water and no waterview and is offered at $215,000. One closed last month that was over 2300 sqft for $635,000 and several are pending as we speak ranging from $399,000 to $799,000.
The Isle of Palms – Treasure Island neighborhood has a nice park and also has two shuffleboard courts and is great for walking or biking too. It is found as you enter of 112th street from Gulf Blvd. It’s also a short walk to the Treasure Island Public Beach pavilion at 112th and Gulf Blvd. Jeust to the south is the Bilmar which is known for often having Sand Sculptures and works of art behind the hotels on Treasure Island Beach. Last Thanksgiving I took this video with some truly amazing works of art.
This Treasure Island Fl neighborhood is also located between near the popular Johns Pass where you can find a variety of specialty shops, restaurants as well as ability to go out fishing or boating for the day.
The majority of these homes were originally built in the late 1950′s early 1960′s however these concrete block ranch homes continue to stand the test of time and with each new owner – get new life breathed into them – new windows, roofs, seawalls and more. It’s hard to believe some people of recently found Isle of Palms homes for sale on the water for under $400,000. There are definitely some good values if you are looking to buy a deep water home for the long haul. We don’t feel this is the market to do short turn purchases – the market is still being impacted by some lingering short sales and occasional foreclosures.

That’s because a dull knife blade not only slows you down in the kitchen, but it can be more dangerous than its ready-to-cut counterpart, too.
In this brief, 2-minute video, you’ll learn how to use a knife steel to keep your kitchen cutlery in top form.
Among the tips:
- Hold your knife at a 20-degree angle to the steel for maximum effect
- 10 swipes per side is sufficient to keep the blade straight
- Mid-range knife steels are the best choice for most kitchens
Most knife steels don’t actually sharpen knives. Instead, they straighten the microscopic teeth that make the knives work. And that’s okay. Just remember use the steel every time you use your knife.

Check out all the fun things to do at the First Annual Sand Key SpringFest. It is being called the “biggest Block Party this island has ever seen” and is being put on by the Sand Key Civic Association.
Where: It will be held at the Shoppes of Sand Key.
When: Saturday April 17th, Noon to 7pm
They will have a big tent and all the activities are starting at noon. They will have live entertainment, food, refreshments and special entertainment from Al “Coffee” McDaniels who is a well known blues musician.
If you are worried about finding parking on Sand Key Clearwater Beach on a spring Saturday – don’t be! The Sand Key Civic Association has arranged to have FREE transportation from the Jolley Trolley and it will be making a constant look up and down Sand Key on Saturday - from the Marina to the Park. You can take advantage of the FREE trolley rides from noon until 7pm.

If you are looking at Clearwater Fl homes for sale, just know that not all home improvements are created equal. Especially if you’re looking for “resale value” back from your improvements.
A recent from the Wall Street Journal lays it out cleanly. Function beats flash these days so be wary of where you spend.
A national report found environmental upgrades such as home insulation and energy-efficient steel entry doors are recovering a much greater percentage of their cost these days than major remodels including kitchens or bathrooms. This is especially true for homes that are already “over-improved” relative to the neighborhood.
Tip: Upgrading the biggest and best homes on the block can be a losing proposition when if comes to resale so if you upgrade your home do it to enjoy it while you’re in it not to get a financial benefit in the short run.
The article’s findings include data from groups such as the National Association of Home Builders, Remodeling Magazine, and Consumer Reports. It lists the following home improvements among its top “paybacks”:
- Steel entry door replacement : 129% cost recovery
- Wood deck addition : 81% cost recovery
- Vinyl-replacement window : 77% cost recovery
Energy-efficiency projects also recoup costs monthly in the form of lower heating and cooling bills. Locally we are also seeing things like new windows and roofs being important because of the impact they have on our insurance bills and the fact that those improvements come with significant insurance rate credits – some people see 20%+ drops – that’s real dollars for 5 years.
Remodeling Magazine says a larger number of homeowners will remodel their homes in 2010 with less emphasis on upgrading kitchens and bathrooms, and more emphasis on adding new rooms. From an appraisal perspective, this is a terrific way to increase yourClearwater home’s value — especially if your home’s bed/bath count lags your neighbors.
Before starting a Clearwater home improvement project, regardless of whether your goal is increase resale value, talk with a Clearwater Fl real estate agent about other homes in the area and how they’re built and what home buyers are looking for. At worst, you’ll gather some ideas you can work into your plan. At best, you’ll keep yourself from over-improving – which many home sellers are suffering from during this post real estate boom time.

Clearwater FL - It’s a busy weekend with the National Open House event. Lots of people checking out Clearwater FL Real Estate. Before you get too excited…have you checked if your Tampa Mortgage preapproval is still valid or is it stale? As the federal home buyer tax credit nears its April 30 end-date (19 days and counting down), there’s a lot of would-be home buyers in Clearwater FL still working to get a home under contract – both first time home buyers and those taking advantage of the move up tax credit.
A piece of advice for all of you looking to buy a home right now: If your Tampa Mortgage pre-qualification and/or pre-approval letter is more than 8 weeks old, it would be smart to have your mortgage lender “re-pre-approve” you. Here’s a short video I found on Youtube that explains the basic pre-approval process you may find helpful (of course you’ll want to talk to a local lender about your specific situation): 
Why? Because we live in a dynamic lending market and the mortgage guidelines have been in flux and your original lender letter may now be invalid.
For example, over the past half-dozen months, the majority of Tampa mortgage lenders have reduced their risk tolerance can many of these items have tightened up with respect to:

Today’s Tampa mortgages require applicants need to be strong on all fronts to make lenders comfortable based on the current risk and problems they’ve experienced. Did you know that it takes more than just good income and credit to get approved anymore and today’s home buyers should revisit their qualifications.
What passed underwriting to get a loan approved in January may not still pass in May. We recently had a client surprised by the fact that even though they had lots of income and verifiable assets their low credit score kept any lender from being willing to finance their mortgage even when planning to put 50% down. Luckily for them, in 3 months they were able to clean some things up and raise their score so we’re set to close next month.
Being pro-active brings other advantages, too. If a mortgage re-pre-approval does unearth an issue, it’ll be easier for every party to the transaction to address and correct it up-front versus trying to clean up a mess once a home’s already under contract and racing the deadlines.

Clearwater Beach FL – Clearwater Beach Condos are Really Selling

Clearwater Beach Fl - You know we work with lots of Clearwater Beach Fl buyers so we keep our finger on the pulse and the last two weeks we’ve been seeing Clearwater Beach condos are selling. So many people are still believing the news media and all the doom and gloom – however that is not true everywhere. Prices on Clearwater Beach have dropped dramatically the last 2 years and people who still think they are going to buy a beachfront condo at 20+% off the price the seller’s are asking are in for a rude awakening. 
In the last 30 days, 20 more Clearwater Beach Florida condos went pending and 15 Clearwater Beach Fl condos closed and it wasn’t the “cheapest beachfront properties” – though there’s always a market for those. We’ve seen buyers who’ve been on the fence decide for themselves that the bottom is here or may have passed. Why do I say that – I know of more than one occasion where a cash buyer paid more than the appraised value for a condo; Clearwater Beach condos getting multiple offers and some of the highest priced ones even getting full asking price.

There’s so much mis-information out there I wanted to share some of the facts. This information only covers Clearwater Beach Fl – not Sand Key or Island Estates sales for the last 30 days.
The highest priced unit to sell was a front unit at the Sandpearl Residences - which closed for $1,825, 000 and 99% of the asking price at $707 a square foot. 3 properties sold for over $1 million. The average for the last 30 days was $716,563 or $292 a square foot with an average sold price of 90% of the asking price – which is skewed a little low with a couple of short sales that finally got resolved.
When you look at the 20 pending sales for properties in Clearwater Beach Fl you find that there is still one what appears it will sell for over $700/sq ft- it’s a beachfront house that was listed at $2,499,000. Several of the condos under contract are Belle Harbor Condos, Mandalay Beach Club Condos or luxury Sandpearl Condos. We had buyers looking last week and the pickings on good units was definitely thinning.
These 35 properties do not account for the 19 that are under contract and moving through the contingency period. So that’s 70 properties off the market in the last 30 days for Clearwater Beach alone and I know of several that are in the negotiation process as I write this.
So what does this mean to you? If you’ve been waiting convinced that prices will continue to drop – we’re not seeing that play out. No one knows what tomorrow brings (I never expected the banks to fall and become Government run in a blink of an eye so each person has to assess this info for themselved) I can say that I know of people that were convinced themselves – and they may still end up being right but on more than one situation – awesome beachfront condos have gotten offers lower than we’ve seen in 7 years and we’re seeing offers now higher. So you decide. If you are looking for the long term it seems like now is the time to find you piece of paradise or be prepared to pay more for it in the future.

Why Palm Harbor FL Home Sales Weren’t Worse This Winter -Fed Explanation

Mortgage markets improved after the Federal Reserve released its March 16, 2010 meeting minutes. It’s good news for in Palm Harbor FL home buyers and rate shoppers everywhere or Palm Harbor home sales would have been much worse this winter– rates could have just as easily gone the other way.
The Fed Minutes is a detailed recap of the debate and discussion that shapes the nation’s monetary policy. The notes are dense; it takes 3 weeks to compile them for publication.
As compared to the more well-known, post-meeting press release, the Fed Minutes are extremely lengthy. For example:
- March 16 press release : 451 words
- March 16 meeting minutes : 6,152 words
If the press release is the executive summary, the Fed Minutes are the novel.
The extra words matter. The minutes recount what the Fed did, how the Fed did it, and what the Fed plans to do next. And, in the minutes, Wall Street looks for clues.
This is why the report is important to every rate shopper in Palm Harbor FL and around the country.
When the Federal Reserve publishes the minutes from its meetings, it leave clues about the groups next policy-making steps. For example, in March’s Fed Minutes, it’s clear that the Fed’s concern about inflation is hugely diminished and that’s a major plus for the mortgage bond market.
Inflation causes mortgage rates to rise. The absence of inflation, therefore, helps them to fall. This improves home affordability, among other things.
Similarly, the Fed Minutes note that real estate sales may have been worse throughout the winter months if not for low mortgage rates and the sense among Americans that home prices were troughing. We may infer, therefore, that rising rates may suppress home sales later this year.

This video was originally broadcast by NBC’s The Today Show, in 4-minutes they review various tax credits and deductions you may be eligible for, plus some recent tax law changes.
