Clearwater Condos have new hurdle in getting a Mortgage now – Bargain Hunters Beware

Clearwater Florida – It’s the time of year when we get lots of calls from people from NY, PA, OH, MI, Canada and more come down to looking to buy a Clearwater condo and those closer to Clearwater Beach Florida the better. Well now buying one of these condos just got a lot harder and darn near impossible if you’re not paying cash. Fannie Mae has slapped Florida with  new tough guidelines – to learn more check out this recap from the The Miami Herald on the the new Florida Fannie Mae Guidelines for Clearwater FL condominiums.

“The standards, which took effect last week and apply only to Florida, include requiring that no more than 15 percent of a building’s unit owners be delinquent on association fees as a condition of funding home loans to new buyers.

The dilemma may not be obvious to you if you’re just starting to “look for Clearwater condos that are bargains” which is what people ask us everyday.  Let me give you an example of how these changes may effect you now. There are some Clearwater properties that were built in the height of the real estate boom – it was not uncommon back then for someone to pay homeless people to wait in line so they could get a spot in the new construction because many believed there was no way not to make money and for a long time that seemed to be true.

Now fast forward to 2009 – many of those speculative investors who bought and never intended to hold the condominiums are now ending in short sales and foreclosures others have lost money in the stock market and their situation has changed and their vacation property may no longer be affordable for them. With large monthly condo association fees they quit paying the association which presents additional problems and already burdens to the other condo owners. (This is why as your buyers agent we recommend closely scrutinizing an association’s financials)  Well now… if more than 15 percent of units in all condos are more than 30 days past due on association fees…then no buyers can get a Fannie Mae mortgage for those condos – WHOA! That’s HUGE!!!

So the end result is with the most distressed properties and bargains may have become “cash only deals” almost overnight.  The communities most in need of buyers may actually be the most hrt by these new rules. If you are planning on buying Clearwater condos you should definitely have real estate agents, like us, to make sure you’re getting the latest information you need to make informed decisions in this dynamic Clearwater real estate market.

Clearwater Beach Real Estate: What does a 3 bedroom 2 bath Oceanfront Clearwater Beach Condo Cost?

Clearwater Beach Real Estate – 3 Bedroom Oceanfront Beach Condos for sale

Clearwater Beach Florida – The most common request Jack and I get is people looking for a vacation resort / investment property and their top 2 requests are first that it is oceanfront Clearwater Beach Condos along with wanting 3 bedrooms and 2 baths – sounds like simple requests right? Well it might surprise you that it’s actually a minority of the Clearwater Beach real estate inventory that’s available for sale.

I checked the Tampa MLS today and found that there were only twenty five 3 bedroom 2 bath Clearwater Beach condos for sale right now. Almost 1/2 of the condos for sale in the Mandalay Beach Club condominium complex. Only 2 of the Clearwater beachfront condos allow 7 day rentals (which is very unique). Nine of these Clearwater Beach condos are located on Sand Key and only one of these has a minimum rental period of 2 weeks – the others have minimum rental periods of 3 months and up – reflecting Sand Key’s strong residential focus.

Clearwater Beach Condos – Analysis of 3 Bedroom Condos for Sale Now

The cheapest beachfront condo is offered for $475,000 and is under 1400 square feet. This condo is located in the Sand Key Condominium complex, Sand Key Condo South. Unfortunately this complex was built with the building facing North / South instead of East / West.

So what does that mean to you?

It means that you have gulffront condo views from the balconies, however they are usually limited and somewhat obstructed (many don’t have good water views from inside the condos themselves)- Clearwater condo buyers consistently tell us they favor the West facing views that building with and East / West orientation have to offer.

So why are many condos, especially on Sand Key FL built facing North / South?

My guess is it was about cost! Obviously you can get more condos with this design since these buildings fit on a narrower piece of property and this prime Clearwater Beach real estate definitely commands top dollar.

Now don’t get me wrong – living on basically the #1 beach in the United States (we’re the southern extention of Caladesi) is definitely great at any direction :) – however, for those wanting the best gulf views – the East / West buildings are the most popular (and while we’re at it – the South West Views are the most popular and in the most demand).

The Mandalay Beach Club Condos and the Sandpearl Condos are the newest luxury condos on Clearwater Beach and offer truly amazing views and amenities however if you’ve got your heart set on a 3 bedroom you’re currently looking at Clearwater Beach condos for sale for over $1,000,000.

So what’s a Clearwater beachfront cost per square foot? As with all Clearwater real estate - location, views and amenities matter. Of these 3 bedroom condos for sale the asking price per square foot ranges from a low of $306 per square foot to a high of $950/square foot.

Clearwater Beach real estate stays pricey – even in this buyer’s market. In the last 3 months we’ve had six 3/2 oceanfront condos sell and the dollar per square foot has ranged from $273 per square foot to $650 per square foot.

What many people don’t realize is the City of Clearwater’s code’s default is a minimum of 30 day rentals which means if no other rules apply Clearwater Beach Condos or other property must be rented for at least 30 days or longer.

Which Sand Key, Island Estates & Clearwater Beach condos allow Short Term Rentals?

Get the Facts:

The good news is that their are actually 7 Clearwater beach condos that allow 7 day rentals – quirky how that number matched. 5 of these short term rental condos have amazing inter-coastal waterviews (and you can walk across the street to Clearwater Beach) and there are two gulf-front Clearwater beach condo complexes directly on Clearwater Beach with sugar white sand at your backdoor.

You might wonder why rental periods vary so greatly – many reasons but one of the reasons many have a 180 day minimum rental period is to avoid the extra 12% bed tax (like at hotels) that is charged on all rentals in Pinellas County for rentals of less than 6 months. It’s something to consider when making your plans.

These are newer building when in comes to finding great condos for sale near Clearwater Beach check these out – it’s rare to find one for sale so let us keep you posted on what’s happening in the condo complex. They were built in 1996 and 1997. The Sunwatch 680 building is made up of large units with waterfront balconies and there are only has 2 condos per floor. Here’s an inside glimpse into what I think is some of Clearwater’s best real estate a condo on the higher floors with great water views, privacy and all the finest luxuries from granite counter-tops in the kitchen, built-in bookshelves, and a master bedroom and bath that opens to 3rd bedroom or create a master suite reading room. Recently condos for sale have asked @$300/sq ft. some 2 bedroom and some 3 bedroom units nothing has sold in this complex since June of 2007 and only one unit is currently on the market – it is a 3 bedroom 2 bath unit just under 1900 sq feet asking @$550,000.

Now you might ask, “Why did they call us instead of the Enchantment sales office?” Well we discussed the fact that they wanted someone responsive and also a dedicated buyer’s agent working for them.

So as of today, January 15 2008 there are five –1 bedroom / 1 bath Clearwater condos @750 sq ft on Island Estates for sale under $200,000. These Clearwater condos ranged in price from $159,000–$189,000 for waterfront condos with no age restrictions – there were also three Island Estates Condos for sale under $200,000 for 55+ adults.

Clearwater Boat Slips are Prime Real Estate

Many of these Clearwater beach condo complexes on the water also have boat slips. They are either owned by the waterfront condo complex and may be rented first come first serve or they are a “for sale” – which you may be surprised but it is a valuable piece of Clearwater real estate.

Ironically right now there are seven boat slips for sale on Island Estates  and they are asking $139,000 to just under $250,000! That’s just to own the boat slip itself.

In Florida boat slips are a limited resource and will always be in demand – it just makes you pause to think you can own a condo or a slip for your boat for the same price.
