Clearwater Real Estate Market Gets Good News But Have We Hit Home Price Bottom?

Clearwater Florida - Last week we wrote about the 10 cities most likely effected by the meltdown on Wall Street. In all the bad new the Tampa / Clearwater real estate market got some good news.  Standard & Poor’s released its S&P/Case-Shiller Home Price Indices, the leading measure of U.S. home prices report for which we have over Where’s the bottom of the Clearwater real estate market?20 years of records. The good news… showed that this July Tampa home prices were almost flat and many believe that was when our local real estate market hit bottom. Of course hindsight is always 20/20 and only time will tell.

It was the first month in 24 months (having to go all the way back to July 2006) that average home values in the Tampa real estate market had not significantly declined from the high of  $238,900.

Is this the bottom of the Clearwater Real Estate Market?

Tampa average home prices in June 2008 had dropped to $175,110 and newly released July 2008 the average home prices were $175,070.  

While this is encouraging news it’s still been a painful process to see home values drop over 26% in the last two years and 19.4% in the last 12 months a fact that home sellers have had to come to grips with. 

We are seeing more activity and Clearwater homes are being sold in the last few months along with the fact that we have fewer properties for sale that we have in the last year. Right now our prices are back at December 2004 levels (see chart below) - YEESH that’s not good news for home sellers and explains why we see so many short sales and foreclosures in Clearwater

Now obviously these numbers group in all of Tampa Bays diverse neighborhoods and areas from the beaches to rural areas and we all know Clearwater real estate is local and each neighborhood’s average home prices and their declines are unique. Clearwater Florida - One of the great parts about living in Pinellas County and the Clearwater area for 18 years is you really get to know a lot of business people and service providers in both a personal and professional way. I have found that St Peterburg - Clearwater personal injury attorney David Neville, Esq. who has been helping people injured, often through no fault of their own, in Pinellas County for years makes a bad experience have the best possible outcome. In my experience, he does a great job and really cares about each client and their family (which is first and foremost for us). When I was in my first car crash several years ago (a car ran a red light and side swiped me in an intersection where I did a 180 degree turn and totaled my car I actually was able by some blessing to walk away - many people aren’t so lucky) I thought it was no big deal physically - even though I knew my car was totalled.

Luckily I did know enough to see a doctor immediately for a check up regardless of how I felt.   1. If possible, photograph all damage to you, the car, the others involved in all cars as well and anything else that makes sense.
  2. Always call the local police, no matter how minor you believe the crash to be and make sure they
  3. Get a copy of the Drivers’ Exchange Information Form from police
  4. Get all the insurance documentation regarding your own car and/or the car you were riding in
  5. Seek legal advice as soon as possible to ensure that your rights are preserved
  6. It is essential to have a medical evaluation at the first sign of injury following a collision.

Most sellers will say, “to sell my home or condo at the highest possible price with the least inconvenience.” But, how do Clearwater Real Estate Agents differ? We all have different approaches and views on how to accomplish our home seller’s goals. When you are interviewing a Clearwater Realtor for the job of selling your home or condo, I would urge you to first LISTEN to what the Realtor says:

How to successfully sell your Clearwater home1) How will you market my property? Today’s market takes a tech savvy Realtor to make sure you’re Clearwater home or Clearwater Beach condo will be seen where 85% of buyers are looking - on the internet in addition to using signs, email, promoting to other REALTORS, etc.

2) How will you keep in touch with me throughout the process? A Realtor should be updating their clients and should be able to provide you updates on the activities occurring regarding the sale of your home or condo. Are you able to check activities yourself daily and also track what homes around you are doing? If you like using email, is your agent email savvy? How often do they check it? Do they have set times for returning their voicemails daily?

3) Do they have a marketing campaign ready to implement the moment the listing is ready to be put on the market with custom color flyers, personal websites, pictures and videos of your property?It usually takes at least 7 to 10 days to line everything up so that your home is marketed correctly on day 1. The first 2 weeks of putting your home on the market are the most critical.

4) Does he/she have Showcase homes on Realtor.com? Featured homes on sites like Trulia? Only very few Realtors have Featured Homes. These spots give your home unprecedented exposure with hundreds of hits daily.

5) How often will your real estate agent reevaluate the Clearwater Real Estate market and my competition? It’s critical to make sure that you and your Realtor know what your competition is so that an appropriate strategy is used.

6) What kind of pricing strategy would be best used for my home? A good Realtor will be able to discuss the best pricing strategy and recommend the one that is right for you.

7) Will your home be listed in the Clearwater  MLS (Multiple Listing Services)? Does your Clearwater Real Estate agent use Listingbook? Craigslist? Google Base, etc. to syndicate your listing out to the widest possible audience?

8) Where does most of the Realtor’s business come from? You want to hear - REFERRALS! What a great indication of them doing a spectacular job if their clients refer them to more. Your home, in most instances, is your largest investment. ASK, ASK, ASK and LISTEN!
