Why Can’t you tell me what my Home Insurance will be on Pinellas County Waterfront Homes
Clearwater Beach FL - As your Pinellas County waterfront homes and luxury beach specialist I’m here today answering another question about home insurance when buying Pinellas County waterfront homes.
Question – How come you can’t tell me what my home insurance will be when I’m buying a waterfront home in Tampa Bay?
Answer – Because what happens is that they need you to have the elevation certificate done then depending on what the home’s elevation is (how far above sea level) in conjunction with some other factors as far as if it’s been updated (hint: newer roof or windows definitely helps) along with any wind mitigation discounts then you can get an accurate quote.
Because home insurance here is regulated by FEMA’s insurance rules regulations the insurance company cannot even give us a ballpark quote until they seen the elevation certificate. That’s one of the main reasons that we actually work with our clients to get their surveying elevation certificate done early in the home buying processa. In addtion we can protect you from the unknown with an insurance addendum. I’d be happy to explain more about how this works – however be aware – if you don’t have this kind of protection and the insurance comes in much higher than you’re prepared to pay – you’re stuck. Clearwater Beach Florida – This past weekend was the annual Island Estates Yacht Club Holiday Boat Parade. This parade is held along the Clearwater Beach intercoastal waterways and starts at the Island Estates Yacht Club and weaves it’s way up and down the waterfront Island Estates homes and condos then also past Coachman Park. The parade is always held a week or two before Christmas and is a memorial to members of the Island Estates Yacht Club that died in the last year.
This is one of my favorite things about living in Clearwater Beach FL in December – Hope you enjoyed the video of this year’s Clearwater Beach Florida boat parade - we had a great vantage point from Belle Harbor Condos boat slips. What a beautiful night it was with a full moon and all. Clearwater Beach Florida – Buyers looking for great Clearwater Beach Real Estate purchases often want to know what their options are to rent them out when they are not using it. What many people don’t realize is the City of Clearwater’s code’s default is a minimum of 30 day rentals which means if no other rules apply Clearwater Beach Condos or other property must be rented for at least 30 days or longer.
Now while 30 days is the default for minimum rental most condominium associations set their own rules (This is why you have to read that big stack of condo docs and know what you’re agreeing to). Everything from allowing 7 day rentals to mandating no rentals allowed the first 2 years of ownership. Yikes!
Today I had client looking to purchase a Clearwater Beach condo as their vacation home. They also wanted to be able to rent it out weekly when it’s not being used. Sounds simple enough, right? The Clearwater Beach area rental facts below may surprise you.

Which Sand Key, Island Estates & Clearwater Beach condos allow Short Term Rentals?
Get the Facts:
- ALL Island Estates condos must be rented for over 60 days and most require a 90 days minimum or longer;
- On Sand Key there are only 2 condominium complexes that allow you to rent for a minimum of 14 days;
- Sand Key has no condos that allow 7 day rentals;
- Only 4 Sand Key beachfront condos allow 30 day rentals – the rest require that you rent their Sand Key Condos for 90 days or more;
The good news is that their are actually 7 Clearwater beach condos that allow 7 day rentals – quirky how that number matched. 5 of these short term rental condos have amazing inter-coastal waterviews (and you can walk across the street to Clearwater Beach) and there are two gulf-front Clearwater beach condo complexes directly on Clearwater Beach with sugar white sand at your backdoor.
You might wonder why rental periods vary so greatly – many reasons but one of the reasons many have a 180 day minimum rental period is to avoid the extra 12% bed tax (like at hotels) that is charged on all rentals in Pinellas County for rentals of less than 6 months. It’s something to consider when making your plans.

Best of Clearwater Florida Real Estate -Luxury Waterfront condos

Sunwatch Condos are located 3.2 miles from Clearwater Beach since they are on the northern end of Island Estates. Clearwater Condos – Sunwatch: 670 Island Way and 680 Island Way
These are newer building when in comes to finding great condos for sale near Clearwater Beach check these out – it’s rare to find one for sale so let us keep you posted on what’s happening in the condo complex. They were built in 1996 and 1997. The Sunwatch 680 building is made up of large units with waterfront balconies and there are only has 2 condos per floor. Here’s an inside glimpse into what I think is some of Clearwater’s best real estate a condo on the higher floors with great water views, privacy and all the finest luxuries from granite counter-tops in the kitchen, built-in bookshelves, and a master bedroom and bath that opens to 3rd bedroom or create a master suite reading room. Recently condos for sale have asked @$300/sq ft. some 2 bedroom and some 3 bedroom units nothing has sold in this complex since June of 2007 and only one unit is currently on the market – it is a 3 bedroom 2 bath unit just under 1900 sq feet asking @$550,000.

(The picture you see here is just one of the amazing views from the 10th Floor – looking out onto Clearwater Beach.)
