How we prepare for Christmas in Clearwater Beach Florida

Clearwater Beach Florida – This past weekend was the annual Island Estates Yacht Club Holiday Boat Parade. This parade is held along the Clearwater Beach intercoastal waterways and starts at the Island Estates Yacht Club and weaves it’s way up and down the waterfront Island Estates homes and condos then also past Coachman Park. The parade is always held a week or two before Christmas and is a memorial to members of the Island Estates Yacht Club that died in the last year.
This is one of my favorite things about living in Clearwater Beach FL in December

What a beautiful night it was with a full moon and all. Clearwater Beach Condos – Great for Vacations…How about for Rentals?
Clearwater Beach Florida – Buyers looking for great Clearwater Beach Real Estate purchases often want to know what their options are to rent them out when they are not using it. What many people don’t realize is the City of Clearwater’s code’s default is a minimum of 30 day rentals which means if no other rules apply Clearwater Beach Condos or other property must be rented for at least 30 days or longer.
Now while 30 days is the default for minimum rental most condominium associations set their own rules (This is why you have to read that big stack of condo docs and know what you’re agreeing to). Everything from allowing 7 day rentals to mandating no rentals allowed the first 2 years of ownership. Yikes!
Today I had client looking to purchase a Clearwater Beach condo as their vacation home. They also wanted to be able to rent it out weekly when it’s not being used. Sounds simple enough, right? The Clearwater Beach area rental facts below may surprise you.
This is another good reason why you want to work with Clearwater Beach experts who know this kind of info about the various Clearwater Beach condos (also things like are pets allowed, how to calculate property taxes, etc. – topics for another day) because….
Which Sand Key, Island Estates & Clearwater Beach condos allow Short Term Rentals?
Get the Facts:
- ALL Island Estates condos must be rented for over 60 days and most require a 90 days minimum or longer;
- On Sand Key there are only 2 condominium complexes that allow you to rent for a minimum of 14 days;
- Sand Key has no condos that allow 7 day rentals;
- Only 4 Sand Key beachfront condos allow 30 day rentals – the rest require that you rent their Sand Key Condos for 90 days or more;
The good news is that their are actually 7 Clearwater beach condos that allow 7 day rentals – quirky how that number matched. 5 of these short term rental condos have amazing inter-coastal waterviews (and you can walk across the street to Clearwater Beach) and there are two gulf-front Clearwater beach condo complexes directly on Clearwater Beach with sugar white sand at your backdoor.
You might wonder why rental periods vary so greatly – many reasons but one of the reasons many have a 180 day minimum rental period is to avoid the extra 12% bed tax (like at hotels) that is charged on all rentals in Pinellas County for rentals of less than 6 months. It’s something to consider when making your plans.

These are newer building when in comes to finding great condos for sale near Clearwater Beach check these out – it’s rare to find one for sale so let us keep you posted on what’s happening in the condo complex. They were built in 1996 and 1997. The Sunwatch 680 building is made up of large units with waterfront balconies and there are only has 2 condos per floor. Here’s an inside glimpse into what I think is some of Clearwater’s best real estate a condo on the higher floors with great water views, privacy and all the finest luxuries from granite counter-tops in the kitchen, built-in bookshelves, and a master bedroom and bath that opens to 3rd bedroom or create a master suite reading room. Recently condos for sale have asked @$300/sq ft. some 2 bedroom and some 3 bedroom units nothing has sold in this complex since June of 2007 and only one unit is currently on the market – it is a 3 bedroom 2 bath unit just under 1900 sq feet asking @$550,000.

(The picture you see here is just one of the amazing views from the 10th Floor – looking out onto Clearwater Beach.) We are currently the buyer’s agent (representing the buyer 100%) for several people looking for the best waterfront condos for sale.

Clearwater Beach Real Estate Bargains Update – Waterfront Condos for Sale Under $200,000 on Island Estates

Clearwater Beach Florida – Today I was over on Island Estates in Clearwater looking at bargain waterfront condos.
One of our readers had contacted us wanting to see some Clearwater condos on the water – and he was beginning the process of looking for a Clearwater condo bargain. We got together to check some out and I realized that other readers might be interested in learning more about Clearwater Beach area properties that are for sale under $200,000.
So as of today, January 15 2008 there are five –1 bedroom / 1 bath Clearwater condos @750 sq ft on Island Estates for sale under $200,000. These Clearwater condos ranged in price from $159,000–$189,000 for waterfront condos with no age restrictions – there were also three Island Estates Condos for sale under $200,000 for 55+ adults.
The important thing for all buyers to realize in that in this “buyers” market – the Tampa MLS asking price is just that – the seller is asking for $xxx,xxxx amount – the real estate market pressures and current sales are determining what the SOLD price will be.

Clearwater Boat Slips are Prime Real Estate
Many of these Clearwater beach condo complexes on the water also have boat slips. They are either owned by the waterfront condo complex and may be rented first come first serve or they are a “for sale” – which you may be surprised but it is a valuable piece of Clearwater real estate.
Ironically right now there are seven boat slips for sale on Island Estates and they are asking $139,000 to just under $250,000! That’s just to own the boat slip itself.
In Florida boat slips are a limited resource and will always be in demand – it just makes you pause to think you can own a condo or a slip for your boat for the same price.

Crabby Bills Seafood Restaurant on Clearwater Beach is located just off the Clearwater Harbor, next to the Clearwater Marina.
See the Clearwater Marina manager to dock up for dining. It’s within walking distance of Pier 60, the beach and various attractions. Their phone# is 727-210-1313.
South Clearwater Beach is home to these 2 waterfront restaurants in an area with lots of Clearwater beach condos- Jimmy’s Fish House & Iguana Bar and Shepard’s Restaurant and Tiki bar – we encourage you to check them out.
Jimmy’s Fish House is located on the beach / waterfront at the Gulfview Resort on South Clearwater Beach.

Shephard’s is just north of the Sand Key Bridge. It is located on the channel heading to the Gulf of Mexico, however, there are no boat docks here – local boaters just drop an anchor and wade in. Be aware of the currents – strong currents can be a concern in these Clearwater waters. (see photo below)
Be prepared to find hundreds of other boats anchored on South Clearwater Beach at Shephards on the nice weekends and holidays. It’s conveniently located between just north of Sand Key Beach. Their phone# is 727-441-6875
Shephard’s has a live webcam so you can always take a peek at what’s happening on Clearwater Beach including the bridge to Sand Key condos can be seen in the background too.
Need a Pinellas County Public Boat Ramp?
The nearest boat ramp to Clearwater Beach, Sand Key and Island Estates, Florida is the Seminole Street Boat Dock in Clearwater, Florida located off Alt US 19 / Ft. Harrison just north of Downtown Clearwater & Drew Street

Phone: 727-443-3207 - Fee: $5 for residents, $7 for non-residents;
- They have bait shop, gas and are open 24 hours a day.
However, if you have a small boat (under 15 ft) , jet ski, etc. you can use the FREE Clearwater Beach Recreational Complex Boat Ramp on Clearwater Beach, Florida Located at the eastern most point of Bay Esplanade next to the Clearwater Beach Recreational Complex off Mandalay Blvd.
- Address: 69 Bay Esplanade, Clearwater Beach, Florida 33767
- Fee: There is no fee to use this ramp. (currently being remodeled)
This facility has handicap access, restrooms, boat ramp and parking.

Clearwater Beach Buyer’s Agent shares Traditions
Clearwater Beach Florida – Did you know that the Christmas Tree was a big deal in Germany in the 1800′s and came to the USA with the Germans who migrated here (thanks goes out to my Great-Great-Grandfather…a minister from Germany)…LOL. By the way, these German immigrants also brought carols, stockings, and more to our culture.
That reminds me of the things that Clearwater Beach Buyer’s Agents like Cyndee and me bring to our real estate culture. As you may know, Cyndee and I built our Clearwater real estate business on helping buyers get good deals in Clearwater, on Clearwater Beach, Island Estates, and Sand Key.
Our contribution to the Clearwater Beach real estate tradition started out with a belief that since the Home and Condo Buyer writes the check, the Buyer should have representation in each real estate transaction. As you may know, I do not have a law degree, but I do respect the laws of our land and the spirit of these laws, and in some cases, I am inspired by our laws.

Last week I wrote an article on how Dual Agency is Illegal in Florida and the lively conversation that followed reminded me of one of my favorite statements that comes from Florida Real Estate Law. It is this simple phrase (Florida Law Describes “Fiduciary”): “A broker in a relationship of trust and confidence between that broker as agent and the seller or buyer as principal….” Hmmmm, trust and confidence, I thought!

Waterfront Living – Here is an update on what’s happening in Island Estates, Florida – Clearwater’s premier deep water waterfront neighborhood. Many people lately have asked me for an update on what’s happening in that neighborhood since we’ve all heard reports of it being a “strong home buyer’s market.”
We’ve included graphs of how long it’s currently taking for Island Estates, Florida homes to sell. When we look at the graph for 2007 it can be a little confusing when you realize that only 1 to 3 Island Estates homes have sold each month this past year – it’s easy to see how a single home could skew the graphs. We all have known homes to be on the market for sale at the “if someone offered me this I would move” price. We also gave you a 2 year view of Island Estates Home Sales to get a feel for what’s happened in the big picture.
We can see that when we were in a strong “home sellers market” homes in Island Estates, Florida were selling in under 30 days in January of 2006.
We have seen the time it takes to sell take longer over this past year. In addition when you are dealing with high end luxury waterfront homes in Clearwater you are marketing to a smaller group of potential buyers.
With a limited number of sales each month buyers need a local Clearwater Beach Real Estate expert to research and analyze the various homes for sale to get up-to-date information so you’re not over-paying for your Clearwater luxury home.
If you are trying to sell your waterfront luxury home in Island Estates pricing it right is the single most important factor in selling in today’s Clearwater Beach real estate market.
Island Estates Homes | Waterfront Neighborhood – Calling all Boaters
What’s the good news – the median price on Island Estates Homes on the water is almost the same as it was 1 year ago. We seen some home buyers have purchased Island Estate Homes for a good value however, it’s easy to see why these highly desirable waterfront homes have a median value approaching $1.5 million.
