That song reminds me of what our local Clearwater Florida real estate market for home and condo resales should look like in 2008 and beyond as local Tampa Florida real estate market conditions continue to improve.
National Association of Realtors reports that in this market, our Tampa Bay economy is adding jobs, mortgage rates remain in our favor, our second home market is healthy, our location near the beach continues to be attractive, and further production cuts in new home construction should lower supply all of which should lead to an increase in home prices and lower inventory in 2008. Waterfront Living – Here is an update on what’s happening in Island Estates, Florida – Clearwater’s premier deep water waterfront neighborhood. Many people lately have asked me for an update on what’s happening in that neighborhood since we’ve all heard reports of it being a “strong home buyer’s market.”
We’ve included graphs of how long it’s currently taking for Island Estates, Florida homes to sell. When we look at the graph for 2007 it can be a little confusing when you realize that only 1 to 3 Island Estates homes have sold each month this past year – it’s easy to see how a single home could skew the graphs. We all have known homes to be on the market for sale at the “if someone offered me this I would move” price. We also gave you a 2 year view of Island Estates Home Sales to get a feel for what’s happened in the big picture.
We can see that when we were in a strong “home sellers market” homes in Island Estates, Florida were selling in under 30 days in January of 2006.
We have seen the time it takes to sell take longer over this past year. In addition when you are dealing with high end luxury waterfront homes in Clearwater you are marketing to a smaller group of potential buyers.
With a limited number of sales each month buyers need a local Clearwater Beach Real Estate expert to research and analyze the various homes for sale to get up-to-date information so you’re not over-paying for your Clearwater luxury home.
