Clearwater Real Estate News – Understanding the Stimulus Package
Clearwater Florida – Well the stimuus package is almost a reality with Congress reaching agreement on a $789 billion stimulus package for Americans and the President expected to sign it into law, the clock may be ticking for this year’s Clearwater home buyers and homeowners. So what does this mean to you….
The final package contains two benefits related to housing and effecting Clearwater Real Estate.
Clearwater Home Buyers Good News
The first provision is fairly well-known. It gives first-time home buyers in Clearwater an $8,000 tax credit provided they purchase a home between January 1, 2009 and August 31, 2009.
The good news is this is a true tax credit.
To reduce misuse and abuse, however, the $8,000 credit is contingent on home buyers holding property for at least 3 years. If the home is sold in fewer than 3 years, the tax credit must be repaid to the government. It’s also worth noting that the date range applies closings and not sales agreements.
To qualify for this if you are buying a home the closing must occur within these 8 months to be eligible.
Clearwater Home Owners that Go Green – get Green Back
A second noteworthy feature in the package is that the stimulus package gives existing those with Clearwater homes incentive to “green” their homes. With available tax credits for energy-efficient windows and doors, furnaces and insulation, homeowners can claim larger tax deductions based on home improvement, up to $1,500.
But, just because the government provides housing-related tax benefits doesn’t mean you should just act on them blindly. Tax liability is a highly individual item and you may be ineligible for any number of reasons. Be sure to discuss your plans with a qualified accountant before committing to a plan.

Clearwater St Petersburg Tampa Home Sales Up 11% Year to Year in October

Clearwater Florida -We all know this Clearwater Real Estate Market has been slow for home sellers and last month I wrote an article wondering whether we were hitting the bottom of this down market.
Clearwater – Tampa – St Petersburg Home Prices and Sales Update
Well The Tam
pa Bay Business Journal reported some good news this week Tampa Bay / Clearwater home sales are up 11% year to year in the month of October. We believe this is because we are still in a strong buyers market with lots of home sellers resorting to short sales to get their homes sold since most owe more on their homes than they are worth.
I would say that at least part of the increase is homes sold is due to (1) Banks are now moving faster on these Tampa – St Petersburg – Clearwater short sale properties for sale. Unlike a local teacher we’ve been helping buy a home who had to wait 5 months to get a bank to approve the home sellers short sale request (showing the importance of having a Clearwater Realtor who is experienced in short sales be your listing agent).
The second factor we see is the difference when skilled short sale Realtors, like us, are representing the Tampa Bay home sellers and are able to often expedite the process for example one of our recent home sellers was delighted that we successfully negotiated with their bank to get their short sale approved within 2 weeks which means they were able to sell their home quickly for todays top dollar and not be chasing the market down or worse yet face foreclosure.
I wish it was ALL good news however if you’re thinking of buying or selling it’s important to note that we’re still in a strong buyers market and it’s hard to believe that Tampa – St Petersburg Clearwater “median sales prices were down 26 percent from $205,600 in October 2007 to $152,300 last month.”. Wow if you are thinking of buying a home now is still a great time and we are seeing great deals especially considering all the Clearwater short sales and pre-foreclosure properties for sale !!

The news is not so rosy for those that want to sell their condominiums in the Tampa Bay real estate market. Only 399 Tampa Bay condos sold in October, which means the number actually selling is down 12 percent from Tampa Bay condo sales in 2007. The news is also bad for Tampa Bay condo prices as well – the median Tampa – St Petersburg – Clearwater condo prices dropped 28 percent from $173,300 to $125,200.

While they say the view only changes for the lead dog¦in this case, each man and woman, regardless of place, achieved their own personal triumph today on a typical Clearwater day in November it was 78 degrees and tenacity won over fatigue.

3. Natural Florida – Enjoy the Pristine side of Clearwater Florida
You may not know but Florida’s attracts more than snowbirds this time of year. Florida is a bird watching mecca and Clearwater has many spots to view them.
There have been over 500 species of birds spotted in Florida along our Great Florida Bird Trail. This ˜Fowl Trail is made up of 2000 miles of self guided Florida birding along our highway trails. Yes, you read right – I said 2000 miles!!!
We have several spots here in Clearwater and along our Pinellas County highways and you might have noticed the Great Bird Trail Markers as seen below along US Highway 60 about halfway across the road connecting Clearwater to Tampa Florida. Also one of my favorite spots on the trail is in Tierra Verde Florida at Fort Desoto Park and Beach. If you stop by the rangers station they have free guides as well.
Florida has:
- 445 birding sites located throughout Florida.
- over 481 birds native to Florida;
- 12 non-natives;
- and 4 native birds that are currently on the extinction list.
Enjoy watching them from a variety of places in Clearwater including Kayaking though our Blue waterways.
Boating and Waterfront Living in Tampa Bay
Boating is part of living on the waterfront in Tampa Bay especially since we have access to Tampa Bay and the Gulf of Mexico in Clearwater. We have some of the most desirable waterfront homes and condos along our waterways. We have great waters for both sailboats and powerboats. If you want to enjoy boating we have lots of different ways to enjoy boating from buying your own boat to being part of a boating club or sail boat racing team.
We even have extensive classes at the Clearwater Sailing Center and the Clearwater Power Squadron offering lots of “fun by the foot” when boating in 2008 as my friend, Shane Faunce says
Have you ever wanted to learn more about boating in and around Clearwater Florida? Now you’re in luck, the 2nd Wednesday of each month Marine-Max of Clearwater Florida offers a FREE class on boating for women called Women on the Water.
This Clearwater boating course for Women is taught by a Coast Guard certified Captain. It will include information on:
- basic marine rules in Tampa Bay and the Gulf of Mexico;
- using a marine radio when boating in Tampa Bay;
- docking a boat or yacht;
- tying nautical knots for Clearwater boaters;

Clearwater Community Sailing Center was established to provide safe, enriching and affordable sailing opportunities to local Clearwater Florida residents and visitors, including youth, seniors, and the disabled for the benefit of the entire Clearwater community. It doesn’t matter if you are a beginner or an experienced sailor because Clearwater Community Sailing Center has sailing instruction and sailboat rentals for everyone.
The sailing instruction is geared to all age groups, is delivered in a small group setting, and they guarantee these courses will teach you to sail safely and confidently. Calling all Scuba Divers – Pinellas County has 13 Artificial Reefs
Looking to do some diving in and around Clearwater Florida? Well you’re in luck – Pinellas County Utilities has actually created 13 different artificial reef sites. They can be found as close as 3 miles offshore to up to 38 miles out into the Gulf of Mexico along Pinellas County’s shore.
The reefs for each designed to attract and support different fish. Part of the design includes different size openings to attract the types of fish. Some reef openings are designed to attract bottom dwellers like grouper, snapper, and grunt. The height of these artificial reefs attracts migratory species like mackerel, amberjack, cobia, barracuda, and baitfish.
So if you enjoy Diving – Welcome to Clearwater – we have lots of local dive shops and great places to go out diving.
Clearwater Beach Speed Boat Leaves you Screaming

The Clearwater Marine Aquarium is one of Clearwater’s Home Town Treasurers
Looking for fun things to do around Clearwater and Clearwater Beach? Well, one of the best kept secrets around Clearwater Florida is the Clearwater Marine Aquarium. It is here that you interact with the dolphins, stingrays, turtles, and river otters.
The Clearwater Marine Aquarium, Inc (CMA) is dedicated to public education, research, animal assisted therapy and the rescue, rehabilitation, and release of sick or injured animals. CMA is a Florida non-profit organization located on Island Estates.
So, take a break visit us in Clearwater at the Clearwater Marine Aquarium- Parents can play while the kids go to Special day adventures or in the summer they can even go to a fabulous Summer Camp.

Clearwater Beach Real Estate Market Report for 2007
Clearwater beach condos that have sold on the beach in Clearwater Beach and Sand Key this past year compared to the previous year. Were all standing by to see where 2008 takes our luxury beach real estate in Clearwater Florida, however, Jack and I are seeing lots of serious buyers prepared to purchase luxury Clearwater Beach condos in 2008.
We have included a 2 year historical look since our Beach condominium real estate market that shows we have seen lots of changes over the last two years with new buildings and complexes like Sandpearl Residences, Belle Harbor, Mandalay Beach Club being completed and other projects like Indigo that didn’t make it off the ground.
Gulf Front Condos on Clearwater Beach | Sand Keys 2007 Year in Review
Its been a buyers market in the Tampa Bay area and especially on Clearwater Beach where there was a lot of ˜speculative Beach condo investing in new developments with the intent of just flipping these beach condos quickly by buyers ˜on paper that never planned to own or live in them.
Why do niche Tampa Real Estate market reports? Readers tell us that its easy to find information on total Pinellas County market statistics however it can be misleading when those reports include everything from condos under $100,000 in 55+ Adult Retirement Condo Communities to the record setting condo sale of $4,400,000 at the Sandpearl Residences on Clearwater Beach in 2007. We also had 5 condos sell in December of 2007 for over $3,000,000 this year in communities like The Grande of Sand Key, Mandalay Beach Club condos, Vinoy Place and Parkshore Plaza. Luxury condos and fine living still have their discriminating buyers even in this real estate market.
Just like all real estate is local – we believe each Tampa Bay real estate market niche is unique especially when you are looking at Tampa beach communities on the ocean and our goal is to provide you with a deeper view into our Gulf Front Clearwater Beach | Sand Key Condo Real Estate Market
We’ve seen the time it takes to sell Clearwater Beach Condos or Sand Key condos that are on the Gulf of Mexico rise significantly from a low of under 54 days in January 2006 to 138 now down from a high of 207 in mid 2007. We are starting to see buyers back in the market buying condos on the beach that are priced properly.
There are many factors that have effected the time its taken to sell condos on the beach this year. One is the time it has taken some condo sellers on Clearwater Beach and Sand Key to price their beach condos correctly for todays real estate market (many started asking more that it could ever appraise for).
Second, Clearwater Beach Condo Buyers had lots of choices and many sat on the sidelines wondering what prices would do and if wed reached the bottom of our price-adjustment.
Jack and I are finding much of the Clearwater Beach real estate has asking prices that has finally moved into a realistic range for todays market – Clearwater Beach condo sellers have finally come to grips with the fact that were not in the 2005-2006 Real Estate market anymore – if you want to sell any property the first key today is that you need to price it correctly.
The median price for Clearwater Beach Condos and Sand Key Condos on the beach is rising again and are currently at $704,500 which is up from the January prices of 2006 when it was $675,500. The big spike in January is caused when new high-end luxury condo developments like Sandpearl Residences Luxury Condos reached completion and several units were sold for over 1 million dollars and up.
We see that the Clearwater Beach condo Asked to Sold ratio has fallen as buyers have addressed the two points we discussed above. One, they’ve force the Clearwater Beach condo asking price to come down to a price that will fit todays market place and actually appraise out and two, the fact that theres so much competition along with some highly motivated sellers they’ve negotiated more seller concessions than normal.
Clearwater Beach Real Estate still has a condo supply that far exceeds demand and most Clearwater Beach condo buyers have continued to ask us for info on the Clearwater beach condos that are deals, bargains, short sales or in pre-fore-closure since many novice Clearwater Beach investors found themselves coming up short in 2007.
Ironically we had 71 beach front Clearwater Beach condos and Sand Key condos sold in both 2006 and 2007. So again is shows things are selling its just that our inventory (condos for sale at any one time) is so much larger than normal.
In 2007 we saw 2 ends of the Clearwater Beach Real Estate Market get the most activity – One was the top end of the luxury beach condos in communities like The Grande, Sandpearl Residences Resort Condos and Mandalay Beach Clubs which all had sales in 2007 over $3,000,000 with the Sandpearl Luxury Condos setting a new all time high for Pinellas County condos sold at $4,400,000.
Then we also saw people looking to buy that luxury vacation home or winter retreat at a deep discount. They found distressed sales prices on Clearwater beach condos – and there were and still are real bargains to be found.
Most Clearwater Beach condo prices have dropped back to 2004 prices and many savvy investors realized the opportunity to buy a Sand Key gulf front condo is now since many believe, like we do that Clearwater Beach property will continue to be in high demand and buyers may get their best bargains for a long time to come.

Clearwater Motorcycle Accidents, Car Fender Benders & Crashes – Info I hope you never have to use!
When I was in my first car crash several years ago (a car ran a red light and side swiped me in an intersection where I did a 180 degree turn and totaled my car I actually was able by some blessing to walk away – many people aren’t so lucky) I thought it was no big deal physically – even though I knew my car was totalled.
Luckily I did know enough to see a doctor immediately for a check up regardless of how I felt. I come from a family that believes if you aren’t bleeding or throwing up you’re fine (Can anyone else relate?) – well based on that criteria I was fine…only I wasn’t. Unfortunately I went to my primary care physician for a check up and he refered me to what I would say is the “puppy mills” for people who have been personally injured in a car accident.
I did some things right – I had seen a doctor and followed his advice on the next step – however I made the mistake of not getting an experienced Clearwater personal injury attorney working as my advocate and looking out for me from the beginning. Thankfully a friend referred me to one of the best accident injury lawyers in Clearwater – St Petersburg while I was still having appointments in the “puppy mill” process.

- Seek legal advice as soon as possible to ensure that your rights are preserved
- It is essential to have a medical evaluation at the first sign of injury following a collision.

Clearwater Real Estate News: Top 10 Towns Effected by Wall Street Woes

Financial Problems on Wall Street – How far will the Effects be Felt?
Clearwater, Florida – Business Week‘s article today reminded us that even though Clearwater is a long way from Wall Street the effects will be felt in almost every town because “from CEOs to security guards, the financial, insurance, and real estate sectors employ approximately 9.8 million people in the U.S. alone, nearly 7% of the entire American workforce, and their spending potential is even greater.”
We’ve seen the impact on the 9000+ REALTORS in Pinellas County alone – many of whom bought real estate investments themselves and now are facing short sales and foreclosures. These Pinellas Realtors, like so many euphoric buyers in the height of the housing boom are reminded or the realities of the principle or “risk and reward” and the fact that markets will not always be rising.
Business week reports that these 10 towns have a higher percentage of people working in these industries so it’s easy to see why they may feel the effects of the Wall Street Bailout more than most.
Towns with High Percentage of Real Estate / Financial Industry Professionals
We’ve exprienced what extra supply and reduced demand can do to a local market over the last 2 years here in Pinellas County. For example, we saw Clearwater Beach overbuilt and redeveloped IMHO (with condo conversions on every corner) to exceed supply which has had a dramatic impacts on prices.
Today when the House of Representatives did not pass the $700 Billion bail out the stock market reacted dramitically, dropping 777 points, the largest single drop in one day. The harsh reality for all of us is that they are reporting we all lost ( if you have a 401K or any money in the market) because the loss in value of the stock market is estimated at over $1 Trillion – so doing nothing was not a great solution.
I hope our Congressional leaders can craft a solution that holds failing businesses accountable (and protects capitalism and free markets) like we do homeowners. We see people everyday who have fallen on hard times and when they are selling their home and come up short – more often than not, they are having to sign a promissary note to repay this debt in the future.
Accountabiliy – Why shouldn’t Wall Street businesses be held to same standard as You and I?
Much has been discussed about how we got here…now I’m just happy to say while none of this news is rosy…it’s nice to NOT see Florida real estate on a Top 10 list of cities primed for real estate hard times for a change. We are actually seeing an increase in real estate activity in Pinellas County and we have several homes in escrow and closings this month. We are finding that the overall number of homes for sale in Pinellas County has dropped which we believe is reflective of the fact that fewer sellers are just “trying” the market – we now see more realistic sellers and buyers in our marketplace – the biggest challenge right now is that most of the homes for sale are short sales or foreclosures (so the banks are playing a big role).
We have a homebuyer that is still waiting on a short sale approval ….we’re heading into month #4 and we’ll have to see how the bail out effects the bank’s motivations to move properties off their books NOW or will they HOLD them untl the market improves. Last time banks got an infusion of cash from the govenment we found it actually lowered their motivation to move these local properties – which is why buyers best deals may be those that are out their now.

Pinellas County Real Estate Today Loses Chance to Cut Property Taxes by up to 32%

Pinellas County Real Estate News – Well all Pinellas County home owners, property investors and others got some bad news today following the news we received on August 15th when a Leon County Circuit Court removed Amendment 5 aimed at lowering everyone’s property taxes off the November ballot. We all had been waiting to see what Florida’s Supreme Court would decide. By a 7-0 ruling on September 3rd they struck the Property Tax Amendment from our ballot and their decision is final so Amendment 5 will not be on the ballot this November.
The Florida Supreme Courts’ ruling ends a long fight to help provide property tax relief to Floridians. The court’s ruled to uphold the Circuit Court’s decision to remove Amendment 5 from this fall’s ballot because of the language in the property tax amendment which said “education funding would be held harmless”. The issue was that Amendment 5 funding would only be held harmless for the 1st year and then education funding would be determined by the Florida State legislature.

The Florida Association of Realtors, which supported the amendment, decried Cooper’s ruling saying “Homeownership is a fundamental right, and Floridians deserve a say on how their property is taxed,” said Chuck Bonfiglio, president of the Florida Association of Realtors, in a prepared statement. “We are shocked that the court decided to deny property owners’ the ability to dramatically lower their property tax rates.”
We as Pinellas County Realtors and home owners were excited about voting YES for Amendment 5 Property taxes. We believe it would have helped Pinellas County Real Estate buyers, residents and renters because everyone should have experience savings. We also believe it would have helped home sellers since by making Pinellas County homes more affordable and more appealing to buyers who do not currently qualify for homestead exemptions.
Florida property taxes have doubled over last 6 years!
Amendment 5 proposed a sales tax 1% or less to fund education.
Amendment 5 was expected to save Florida property owners 25-40% on their property taxes in 2010 by sharing the cost of education with all Pinellas County residents and tourists.
In this Pinellas County Real Estate market Amendment 5 would have helped people buying vacation homes or invests in Clearwater Beach and the Clearwater area with it’s 5% annual property tax cap on all non-homestead property (which was set at 10% this past February) One of the challenges second home property buyers struggle with is the fact that yes – prices and home values are down now but as they rise – so does the cost of ownership and many fear not being able to own these properties for the long term.

Amendment 5 proposal built on what Ammendment 1 already gave us:
- Portability
- +25K Homestead exemption
- 10% cap for non homestead property owners

Selling you Home or Condo – How do you choose YOUR Clearwater Realtor?
Clearwater, Florida- Home Sellers what do you expect from your Clearwater Real Estate Agents?
Most sellers will say, “to sell my home or condo at the highest possible price with the least inconvenience.” But, how do Clearwater Real Estate Agents differ? We all have different approaches and views on how to accomplish our home seller’s goals. When you are interviewing a Clearwater Realtor for the job of selling your home or condo, I would urge you to first LISTEN to what the Realtor says:
- Is he or she trying to identify what’s important to you in selling your home?
- Is the Realtor’s approach more consultative vs. “salesy”?
- Do you feel like there’s a connection between the two of you?
- Do they understand the market trends in your local area? Can they intelligently predict, based on hard data, the pricing trend in your area?

Do they know the inventory and how many months of inventory there is on the market currently?
Questions to ask the Clearwater Real Estate Agent you’re considering
1) How will you market my property? Today’s market takes a tech savvy Realtor to make sure you’re Clearwater home or Clearwater Beach condo will be seen where 85% of buyers are looking – on the internet in addition to using signs, email, promoting to other REALTORS, etc.
2) How will you keep in touch with me throughout the process? A Realtor should be updating their clients and should be able to provide you updates on the activities occurring regarding the sale of your home or condo. Are you able to check activities yourself daily and also track what homes around you are doing? If you like using email, is your agent email savvy? How often do they check it? Do they have set times for returning their voicemails daily?
3) Do they have a marketing campaign ready to implement the moment the listing is ready to be put on the market with custom color flyers, personal websites, pictures and videos of your property?It usually takes at least 7 to 10 days to line everything up so that your home is marketed correctly on day 1. The first 2 weeks of putting your home on the market are the most critical.
4) Does he/she have Showcase homes on Realtor.com? Featured homes on sites like Trulia? Only very few Realtors have Featured Homes. These spots give your home unprecedented exposure with hundreds of hits daily.
5) How often will your real estate agent reevaluate the Clearwater Real Estate market and my competition? It’s critical to make sure that you and your Realtor know what your competition is so that an appropriate strategy is used.
6) What kind of pricing strategy would be best used for my home? A good Realtor will be able to discuss the best pricing strategy and recommend the one that is right for you.
7) Will your home be listed in the Clearwater MLS (Multiple Listing Services)? Does your Clearwater Real Estate agent use Listingbook? Craigslist? Google Base, etc. to syndicate your listing out to the widest possible audience?
Where does most of the Realtor’s business come from? You want to hear – REFERRALS! What a great indication of them doing a spectacular job if their clients refer them to more. Your home, in most instances, is your largest investment. ASK, ASK, ASK and LISTEN!
