Clearwater Real Estate Market Gets Good News But Have We Hit Home Price Bottom?

Clearwater Florida - Last week we wrote about the 10 cities most likely effected by the meltdown on Wall Street. In all the bad new the Tampa / Clearwater real estate market got some good news. Standard & Poor’s released its S&P/Case-Shiller Home Price Indices, the leading measure of U.S. home prices report for which we have over
20 years of records. The good news… showed that this July Tampa home prices were almost flat and many believe that was when our local real estate market hit bottom. Of course hindsight is always 20/20 and only time will tell.
It was the first month in 24 months (having to go all the way back to July 2006) that average home values in the Tampa real estate market had not significantly declined from the high of $238,900.
Is this the bottom of the Clearwater Real Estate Market?
Tampa average home prices in June 2008 had dropped to $175,110 and newly released July 2008 the average home prices were $175,070.
While this is encouraging news it’s still been a painful process to see home values drop over 26% in the last two years and 19.4% in the last 12 months a fact that home sellers have had to come to grips with.
We are seeing more activity and Clearwater homes are being sold in the last few months along with the fact that we have fewer properties for sale that we have in the last year. Right now our prices are back at December 2004 levels (see chart below) - YEESH that’s not good news for home sellers and explains why we see so many short sales and foreclosures in Clearwater.

Now obviously these numbers group in all of Tampa Bays diverse neighborhoods and areas from the beaches to rural areas and we all know Clearwater real estate is local and each neighborhood’s average home prices and their declines are unique. That song reminds me of what our local Clearwater Florida real estate market for home and condo resales should look like in 2008 and beyond as local Tampa Florida real estate market conditions continue to improve.
National Association of Realtors reports that in this market, our Tampa Bay economy is adding jobs, mortgage rates remain in our favor, our second home market is healthy, our location near the beach continues to be attractive, and further production cuts in new home construction should lower supply all of which should lead to an increase in home prices and lower inventory in 2008. Clearwater Beach Vacation Homes funded by weak US Dollar
Clearwater Beach, Florida - Cyndee and I have seen a dramatic increase in the number of Canadians and Europeans calling and inquiring about buying real estate in Clearwater, Clearwater Beach and Sand Key Florida. During this past week we had over 6 beach condo inquiries alone. Some economists are predicting a new real estate investing trend is emerging in US real estate based on the low value of the dollar.
In addition local Tampa Mortgage expert, Leah Ross, with Amerifirst Mortgage, reports in her recent article, Foreign Investors in Tampa Bay – The Loan Process – Step 1, receiving many more calls and emails this year when compared to last year from Canadians and Foreign Investors looking to purchase great properties on Tampa beaches.
Foreigners finding Dollar helps Second Home on Clearwater Beach become Reality
“The dollar is on sale,” said Susan Wachter, real estate professor at
the Wharton School at the University of Pennsylvania. This perspective
is fueled by the fact that the S&P/Case-Shiller Index reports monthly
declines in sale prices throughout 2007, and everyone is aware that
the number of homes sold in 2007 has declined monthly as well.
The result is that the US dollar has dropped to record lows when compared
to the euro and that means savvy Europeans are bringing more spendable
cash into the US. For example, the last time I checked $50,000 was
equivalent to 34,100 euros and that figure was 37,920 euros in January
of 2007.”
“In a market with great turmoil, (the weak dollar) is one factor supporting some key markets,” Wachter said of the weakening dollar. Source: Tampa Bay Online
Here in the Clearwater Florida area we have seen Tampa mortgage lenders tightening their lending rules making it harder for home and condo buyers to get a home loan to purchase real estate. This is not effecting everyone, but it does reduce the overall number of home buyers in the Tampa Bay real estate market.
