South Beach Condos - Sand Key Florida – Each of the South Beach condo communities  have their own Condo Association and community manager even though some do share ammenities. For example South Beach I and South Beach II share a pool, guard house, security and common area however while they used to be one association – recently they separated. Each of the South Beach condos have undergone major renovations in the last 12 months with updated common areas and updated looks bringing these condos built in the late 70′s and early 80s – don’t let that worry you though – these well built condos have been well maintained and are ideal for full time residents or as second homes. With their stringent 90 day rental policy they are not a community we would recommend for investors or those looking to buy a vacation rental condo

South Beach Condos I & II on Sand Key FL - both are  9 story condominium complex on Sand Key directly on the Gulf of Mexico. South Beach Condo I was the first of four built in 1973 by the US Steel Corporation.  You will love the fact that these two units sit on a large piece of property with tropical tiki huts to enjoy your Gulf of Mexico sunsets. It’s close to everything in Clearwater Beach and within walking distance of the Shoppes of Sand Key and the Jolly Trolley is also available. South Beach condos 1& 2 also share a tropical pool and guest parking area as you enter through the manned gate house. One of the benefits of these condos is that in most units you can see the beach and the bay with their north – south orientation.  There are a limited number of direct gulf front units and these always sell at a premium.  These South beach condos continue to be in our “best buy on Sand Key” category based on our buyer’s feedback.

South Beach Condos III & IV on Sand Key FL – if you went back before the real estate boom in 2004-2007 these condos would always be everyone’s first choices since they were up to almost 10 years newer than South Beach I & II however during the boom many of these condominiums were purchased and completely renovated – most commonly the boxy original kitchen was opened up and many with custom cabinets, granite and more. Also if you go back 5 years the common areas of the building looked like 1970′s 1980s vintage – however, not to worry – all four communities have invested big in modernizing their buildings and common areas – today you wouldn’t guess their age as you walk into updated decor and facilities.  South Beach IV is the only community with facilities to grill so if that’s important to you it’s definitely something you’ll want to keep in mind.

These South Beach Condo communities have limited under building parking which cost extra originally and is still a premium today. All residents get one designated parking spot however some are covered in the parking lot vs under building. You will appreciate the extra storage unit in the garage for things like your beach chairs, umbrellas, etc.  Another big plus is the face that all units have inside utilities – most are sold with the washer and dryer as well. While these condos were built as early as 1973 many have been updated to boast of open kitchens with granite counter tops and tiled floors most commonly. Those that have not been update are typically selling for @$50,000 less.

Why 4 Seller’s Didn’t sell their South Beach Condos for Sale this month (Part 3)

Clearwater Beach Florida – If you landed on this article you’re coming in at the end on South Beach Condos for sale on Sand Key and our experiences and my market analysis as your Certified Luxury Home Marketing Specialist on Clearwater beach area.  We would encourage you to check out the first two articles so you’ll understand more about why four South Beach condos on Sand Key FL didn’t sell this month. Here they are:

We showed these buyers over 10 of the 22 units for sale. These out of state buyers chose to skip all South Beach condos that were short sales since there are so many unknowns including what price the bank will ultimately demand from the buyer or will the property end up being foreclosed on and the buyer ends up with nothing as prices rise. They also picked units that were updated with good views since they weren’t looking for huge work to be done – when the come to Sand Key they want to enjoy our beautiful beaches not do home improvement projects. They expected to pay more because the units they were interested in had major improvements.

South Beach Condos for Sale – Buyers on a Mission

Their mission: Pick out top five condos you’d be happy in since we could tell from the prices “the appraisal” was going to be an issue but they also knew we definitely wanted to buy in the South Beach condo community by this time. Now this is when it got tough…the prices for the South Beach condos for sale we were interested in were asking $399,000 to $425,000. Now we discussed the 3 sales in (Part 1  and Part 2 ) the last 90 days – we had just entered the equivalent of the Real Estate twilight zone – where fact and fantasy are intertwined more than we’d like to admit.

We found seller’s obviously thought their South Beach condos were worth more than the marketplace and appraisers do today. We heard “how the seller’s had put $50,000 to $100,000 into the unit” – what that means to a “good buyer” is – I may stretch to offer you top dollar it doesn’t typically mean the buyer will compensate you and pay 30% over what anyone else is paying cause because they love your stuff so much. Maybe we even make up a little if the appraisal comes in short – because for example, I do really want hurricane shutters and you electric ones are already there and there’s a small difference so I’ll make up a little short fall. But seriously folks, does anyone really think you get your money back out on improvements done in last 5 years? We’re in a real estate market that’s been clobbered in values – most of the times by greater than 50% and lenders still see it as a slightly declining market and there’s a value range if you want to sell today (or this year) based on current solds (preference given to 90 days or less)  as well as what’s happening with actives.

Are Sand Key South Beach Condos that SOLD Good Comparable Sales?

So we say that the units that sold were selling between 92% and 95% of asking – however the avg price of the 3 that sold this year is $320,000 and the highest comparable sale is $355,000 – buyers would have to offer 85% or less of asking to get the number down into the current market value. Several of these units have been on the market 9 months to a year or more and it’s not that they aren’t great units but they are not priced where the market is today. On the upside, I have clients that we sold a South Beach Condo in Building IV which was completely updated unit to in 2011 for @ 10% less than our clients will end up paying in 2012.

Think about this.. Our client decided not to make an offer on one of their favorite South Beach condos because they just couldn’t see the numbers working – you see experienced buyer’s believe if  as the seller, you’re asking that price – you are expect to get that same 92-95% of asking and they were smart enough to know that would never appraise and they were serious about buying a condo now.  So if your South Beach condo didn’t sell last month – as Paul Harvey used to say, “now you know the rest of the story”.

Thoughts on Selling your South Beach Condo

So if you have a South Beach condo you want to sell, here’s the straight scoop: at this rate, MAYBE in another year you’ll get 92-95% of that price but if you want to sell in the next 12 months don’t price it so high you scare buyers off.  The market is constantly moving and we’re seeing some upward movement which is great news for sellers, however others predict if the current President gets re-elected this year then taxes on the typical beach condo buyers and sellers could be facing significantly higher taxes which will reduce number of active buyers, throwing the balance and momentum back to the buyers again. So our advice is be careful not to price it so high that you never get the offer to start the negotiation – then if you’re out clients we will work to get you top dollar in the current market.

Remember the first offer is just the starting point. Agents that are strong negotiators get more money for their clients. Jack and I have built our business on results whether we’re helping sellers or buyers – so if you’re our client, we’ll work to “sell your condo” not “list” it. To Clearwater Beach condo buyers, if you’ve been sitting on the fence waiting for the bottom of the Clearwater Beach real estate market – sorry but most of the best Clearwater Beach condo deals were 1 and 2 years ago and if you see something today there’s going to usually be fierce competition and cash is king. We wrote 2 offers for clients this week on other beach waterfront homes – one had 4 offers, 2 full price, one over asking – ultimately our client got their offer accepted and thankfully they didn’t have to pay over the asking price but they did pay full price to get this unique home priced to sell. Yesterday I wrote an offer on a bank owned waterfront home that sold for $805,000 in 2005 and was in the MLS for $399,000 but the just market value alone was $465,000 and comps were up to $545,000. We’re still in that dog fight – 10 offers and nothing but cash being considered since they don’t have so many offers – several offers which are obviously over the listing price. We are seeing beachfront condo prices are on the rise and good inventory is shrinking and overall we are seeing distressed properties (Clearwater Beach short sales or bank owned condos) as 10% or less of what’s for sale.

The good news is if you’re not opposed to going in an updating a property (and we can refer good contractors) then maybe the bank owned condo for sale in South Beach or one of the two South Beach condo units for sale under $300,000  will work for you. Clearwater Beach Florida -  Do you decided to sell your Clearwater Beach condo this year?  Well today I’m going talk specifically to those that want to sell their South Beach condo on Sand Key. We are in a dynamic real estate market and you need that facts and if no one’s giving them to you – we always will!

So it must be a Seller’s Market on Sand Key now right?

And if you want to sell your South Beach condo now you can dance the happy dance and start jacking up your asking price, Right?

Well let me share some of our analysis regarding what’s really happening today with the standard 2 bedroom 2 bath  units – specifically the 1341 and 1404 sq ft models (not direct gulf front ones) I also want to share my recent experience selling a South Beach condo which may is a wake up call for some Clearwater Beach condo buyers and sellers – since some are asking 30% over what’s sold this year. Then get insulted when someone offers 70-80% of their asking price.

We had a buyer here in February who could close in 30 days or less here to purchase one of these a South Beach condos - they were open to any of these similar condos in the South Beach condo buildings  I, II, III or IV – especially since they have seen the major renovations all the South Beach condominiums have done in recent years. They were strong buyers, pre-approved and wanted to make a wise investment but they were in no way the “low ball offer” people we’ve all seen in the past few years. As someone who wants to sell their South Beach condominium – sounds great, right?

What’s Selling? South Beach Condos on Sand Key Clearwater Beach Florida

Well let’s look at the facts – for the last 2 years only 1 to 1.5  South beach condominiums a month are getting sold. This is sounding better and better for the buyer since you’d think this wouldn’t be difficult at all. We saw every unit that was updated and met their criteria (which was about 10 condos) and here’s what we experienced – we had one seller’s agent actually tell us “We dont care if it appraises for that price – that’s why my buyer prefer’s cash” – ok, HELLO!!!  When was the last time you met someone with almost $400,000 in cash that would just overpay because they could – this isn’t 2006 folks!!!  We work with savvy buyers and whoever we’re working with we make sure they have all the facts to make informed decisions based on what’s happening today. We also encourage our  buyers make a list of their top 5 South Beach condos they be interested in buying (normally we’d shoot for 3 but you’ll see why 5 was necessary). Now again, you think it would be easy right – NOT!

Ok so let’s start with the facts…here’s what those that are serious about selling their South Beach Condo this year are missing out on…We are in the end of our “winter season” now and there are still  24 units for sale in the South Beach condominiums and when we look at the last 2 years where typically ONLY one South Beach condominium a month is selling it will take 2 years or more to sell all the condos for sale at this rate:

South Beach Condos that Sold Lower were Short Sales or Bank Owned

Another Myth is South Beach condos that SOLD for a low price are distressed, however, this year none of the sales were short sales or Bank Owned / REOs. It appears they were motivated South Beach seller’s who really wanted to sell (of course some had been on the market 9+ months too). If you want to sell your South Beach condo this year,  you can’t just ignore these numbers. None of these units were in bad shape or  ”original” condition (aka 70′s & 80′s vintage). All varied in their upgrades and views but the cold hard truth is they did sell this year for $296,000, $312,500 and $355,000 respectively and ranged from 92-95% of the price sellers asked for at the time of the sale. The problem is, the ones we liked that were for sale were priced at $399,000 – $425,000 which is 25-30% more than what others have sold for.  So ask yourself – Are you really serious about selling? Our winter season aka “prime Clearwater Beach condo buying season” has one month to go because Easter is early this year  - if you’re trying to sell your condo you have to ask yourself…

Ok so let’s start with the facts…here’s what some owners that are serious about selling their South Beach Condo “this year” are missing out on…there are currently 22 units for sale in the South Beach condominiums and based on the last 26 months of condos sold and…

South Beach Condominiums Prices and Impate of  Short Sales – Bank Owned – Foreclosures

This year none of the South Beach Condominiums that SOLD were short sales or Bank Owned / REOs / Foreclosures – so if want to sell your South Beach Condo today you can’t just ignore these numbers even if you think they’re low – which I feel some of them are based on what I’m seeing for sale on the beaches, however, none of these condominiums were in bad shape or in completely original condition. All varied in upgrades and views and the reality is these South Beach Condominiums did sell this year for $296,000, $312,500 and $355,000 respectively and ranged from 92-95% of the price sellers asked for at the time of the sale.

As of March 9th 2012 only 3 condos have sold in South Beach condominiums

(1) 1480 Gulf Blvd Unit 306 Clearwater Beach FL 33767 – Sold for $296,000 – 95%+ of it’s list price in 349 days on 1/13/2012 

So Jack and I know the inventory and realize that Unit 306 which sold for $296,000 was on a lower floor, no hurricane shutters, no underground parking and while the kitchen was opened up the pink laminate kitchen counters and laminate cabinates definitely contributed to it take a year to sell and for the lower end of the price range. Let’s face it – renovations and upgrades all add up and savvy Clearwater beach condo buyers understand this. For example electric hurricane shutters on these large lovely balconies could run your $25,000 alone, I’ve seen under building parking given $10-$20,000 by appraisers, lower floors typically sell for less and we’ve seen custom kitchens this month their that were over $50,000 originally so again in my experience that was a good price for that seller and a fair price for that buyer.

(2) 1480 Gulf Blvd Unit 709 Clearwater Beach FL 33767 – Sold for $312,500 – 92% of list price in 50 days on 1/6/2012

This unit had a kitchen that was updated but not opened up however they made a smart move and installed new granite countertops in December and then went under contract in January – sometimes investing a little in your property can make yours be the one sold when there are 29 other choices right now. So the granite was a big plus however not having a kitchen opened up, which is a strong preference of today’s buyers I think is reflected in the sold price. Ironically doing this costs less than you might think to do – we recently had a client that opened up kitchen, refaced cabinets, installed new lighting, crown molding, granite counter tops, new granite / wood fixtures in 2 both bathrooms, new lighting thoughout and removed the popcorn ceiling for @$13,000 working with a contractor we recommended to our client. Of course we all know you can spend an unlimited about too if you’re not careful. This unit while on a higher floor overlooks the parking structures and is on the north side of the building which are usually not buyer’s first choices. Still these seller’s priced their unit to sell this season.

(3) 1430 Gulf Blvd Unit 611 Clearwater Beach FL 33767 – Sold for $355,000 – 95% of list price in 302 days on 2/10/2012

This is definitely the best comparable South Beach condo sale for sellers right now. This unit was updated but very basically – meaning they opened up the kitchen however it was done with laminate counters and cabinets however the nice clean lines definitely added to the appeal. Also overall the unit was at a good height on the six floor and had underground parking.  This is also the smaller of the 2 floor plans at 1341 square feet so a case could be made that the 1404 units updated could have a market value of say $365-$375K depending on condition in my opinion however as we all know, appraiser’s have their own math and it’s an art not a science – especially in today’s market.

Thoughts on Selling your South Beach Condo:

The problem is, the South Beach Condos for sale that we saw were priced at $399,000 – $425,000 based on recent solds. Now past sales are only one part, actives can factor in and the 22 units for sale is deceiving because I would say that 25% of those are significantly more upgraded than the other 75% so we may see some sell for more than the $355,000 high water mark as of now. There are now 2 units under contract – one was asking $369,000 and one was asking $399,000 – so time will tell what that does to the comparable sales.  Still if you are you really serious about selling now during our winter season aka “prime beach buying season”with  one month to go then you’ve got to be asking yourself how do I get mine sold out of the 22 South Beach condominiums for sale ? Our advice is better to price in a range that buyers can visualize and stand firmer on the price than to price it  up 30+% over what things have sold for in the last 90 days to 6 months.
