Clearwater Beach Florida – We are currently working with several buyers interested in buying one of the Sandpearl condos for sale, as an investment property or a vacation house in the newest luxury condominiums on Clearwater Beach.
Even though these are some of the most expensive condos on Clearwater Beach they continue to be in demand and have sold well even in this buyers market and in 2008 over 11 condos having sold from $730,000 to $4,600,000.

Sandpearl Residences Condominum Building Layout
As you can see from the diagram below the Sandpearl Residences condominiums have 9 condo units per floor. All of the units have spacious balconies and the building is angled so you feel like you’re the only condo in the Sandpearl.
Full on Gulf front Views (West) – For this prime view of the Gulf of Mexico you’ll want Units #1 or #2. #1 is the South West condo and the #2 unit has the North West views (towards Caledisi Beach and the residential area of North Clearwater Beach). Sunset views to die for!
Southwest Views – So if you’re looking for the popular southwest view (these always sell quickly) then you’re going to want an odd numbered condo like 1, 3, 5. You’ll have great views of the pier at Pier 60 in these units.
Southeast Views – If you want southeast then you’ll like condos ending in 7 or 9. As you can see there is only one condo on the eastern side of the buidling – it has great views of downtown Clearwater and the intercoastal. Many buyers like these units because you have fabulous night views and you’ll be really popular on the 4th of July with the best possible seat for the City of Clearwater’s amazing fireworks.

Clearwater Beach Real Estate: What does a 3 bedroom 2 bath Oceanfront Clearwater Beach Condo Cost?

Clearwater Beach Real Estate – 3 Bedroom Oceanfront Beach Condos for sale
Clearwater Beach Florida – The most common request Jack and I get is people looking for a vacation resort / investment property and their top 2 requests are first that it is oceanfront Clearwater Beach Condos along with wanting 3 bedrooms and 2 baths – sounds like simple requests right? Well it might surprise you that it’s actually a minority of the Clearwater Beach real estate inventory that’s available for sale.
I checked the Tampa MLS today and found that there were only twenty five 3 bedroom 2 bath Clearwater Beach condos for sale right now. Almost 1/2 of the condos for sale in the Mandalay Beach Club condominium complex. Only 2 of the Clearwater beachfront condos allow 7 day rentals (which is very unique). Nine of these Clearwater Beach condos are located on Sand Key and only one of these has a minimum rental period of 2 weeks – the others have minimum rental periods of 3 months and up – reflecting Sand Key’s strong residential focus.

Clearwater Beach Condos – Analysis of 3 Bedroom Condos for Sale Now
The cheapest beachfront condo is offered for $475,000 and is under 1400 square feet. This condo is located in the Sand Key Condominium complex, Sand Key Condo South. Unfortunately this complex was built with the building facing North / South instead of East / West.
So what does that mean to you?
It means that you have gulffront condo views from the balconies, however they are usually limited and somewhat obstructed (many don’t have good water views from inside the condos themselves)- Clearwater condo buyers consistently tell us they favor the West facing views that building with and East / West orientation have to offer.
So why are many condos, especially on Sand Key FL built facing North / South?
My guess is it was about cost! Obviously you can get more condos with this design since these buildings fit on a narrower piece of property and this prime Clearwater Beach real estate definitely commands top dollar.
Now don’t get me wrong – living on basically the #1 beach in the United States (we’re the southern extention of Caladesi) is definitely great at any direction
– however, for those wanting the best gulf views – the East / West buildings are the most popular (and while we’re at it – the South West Views are the most popular and in the most demand).
The Mandalay Beach Club Condos and the Sandpearl Condos are the newest luxury condos on Clearwater Beach and offer truly amazing views and amenities however if you’ve got your heart set on a 3 bedroom you’re currently looking at Clearwater Beach condos for sale for over $1,000,000.
So what’s a Clearwater beachfront cost per square foot? As with all Clearwater real estate - location, views and amenities matter. Of these 3 bedroom condos for sale the asking price per square foot ranges from a low of $306 per square foot to a high of $950/square foot.
Clearwater Beach real estate stays pricey – even in this buyer’s market. In the last 3 months we’ve had six 3/2 oceanfront condos sell and the dollar per square foot has ranged from $273 per square foot to $650 per square foot.

Don’t expect the listing agent to do that for you. They won’t. Can you expect a buyer agent to try and track that information down? Yes… but realize that sometimes it’s simply not to be found. But a good buyer agent will make every effort to help the client make the right decisions.”

Clearwater Florida Family Get’s Their Pool Home before Year Ends
Clearwater Florida – Well it’s hard to believe 2007 is over…so what did we do on the last business day of 2007 – we helped a Clearwater family realized their dream of buying their new Clearwater Pool Home and then we all got to celebrate! What a great way to end 2007!!
We have written before that we don’t do “real estate closings” – we do “real estate celebrations” because we don’t see the people and families we meet buying and selling homes and condos in Clearwater as being finished at the end of a real estate transaction. We see them as friends and we this as a happy time that signifies the beginning of a life long relationship.
Here’s what Chris and Dave, Clearwater home buyers, had to say about their Clearwater pool home buying experience and what it was like working with us. Clearwater Beach Florida – Today we are recapping information regarding condos that have sold on the beach in Clearwater Beach | Sand Key this past year compared to the previous year. We’re all standing by to see where 2008 takes our luxury beach real estate in Clearwater Florida, however, Jack and I are seeing lots of serious buyers prepared to purchase their luxury Clearwater Beach condo in early 2008.
We have included a 2 year historical look since our condominium real estate market on Clearwater Beach and Sand Key has seen lots of changes over the last two years with new buildings and complexes like Sandpearl, Belle Harbor, Mandalay Beach Club being completed and other projects like Indigo that didn’t make it off the ground.
Gulf Front Condos on Clearwater Beach | Sand Keys 2007 Year in Review
As I shared in the first report in our series, Pinellas Luxury Condo Report, it’s been a buyer’s market in the Tampa Bay area and especially on Clearwater Beach where there was a lot of “speculative” Clearwater Beach condo investing in new developments with the intent of just flipping these beach condos quickly by buyers “on paper” that never planned to own or live in them. Here is the second report in our new series called the Real Estate Market Report – 2007 Year In Review.
Why do niche Tampa Real Estate market reports? Readers tell us that it’s easy to find information on total Pinellas County market statistics however it can be misleading when those reports include everything from condos under $100,000 in 55+ Adult Retirement Condo Communities to the record setting condo sale of $4,400,000 at the Sandpearl Residences condos on Clearwater Beach this past month. 5 condos sold for over $3,000,000 this year in communities like The Grande, Mandalay Beach Club, Vinoy Place and Parkshore Plaza. Luxury condos and fine living still have their discriminating buyers even in this real estate market.

Ocean Front Clearwater Beach Sand Key condos | 2 year Historical Performance Graphs

We’ve seen the time it takes to sell a Clearwater Beach Condo or Sand Key condo that is on the Gulf of Mexico rise significantly from a low of under 54 days in January 2006 to 138 now down from a high of 207 in mid 2007. We are starting to see buyers back in the market buying Clearwater beach condos priced properly.
There are many factors that have effected the time it’s taken to sell condos on the beach this year. One is the time it has taken some condo sellers on Clearwater Beach and Sand Key to price their beach condos correctly for today’s real estate market (many started asking more that it could ever appraise for).
Second, Clearwater Beach Condo Buyers had lots of choices and many sat on the sidelines wondering what prices would do and if we’d reached the bottom of our price-adjustment.
Jack and I are finding much of the Clearwater Beach real estate has asking prices that has finally moved into a realistic range for today’s market – Clearwater Beach condo sellers have finally come to grips with the fact that we’re not in the 2005–2006 Real Estate market anymore – if you want to sell any property the first key today is that you need to price it correctly.

The median price for Clearwater Beach Condos and Sand Key Condos on the beach is rising again and are currently at $704,500 which is up from the January prices of 2006 when it was $675,500. The big spike in January is caused when new high-end luxury condo developments like Sandpearl Residences Luxury Condos reached completion and several units were “sold” for over 1 million dollars and up.

We see that the Clearwater Beach condo Asked to Sold ratio has fallen as buyers have addressed the two points we discussed above. One, they’ve force the Clearwater Beach condo asking price to come down to a price that will fit today’s market place and actually appraise out and two, the fact that there’s so much competition along with some highly motivated sellers they’ve negotiated more more seller concessions than normal.
Clearwater Beach Real Estate still has a condo supply that far exceeds demand and most Clearwater Beach condo buyers have continued to ask us for info on the Clearwater beach condos that are deals, bargains, short sales or in pre-fore-closure since many novice Clearwater Beach investors found themselves coming up short in 2007.

Ironically we had 71 beach front Clearwater Beach condos and Sand Key condos sold in both 2006 and 2007. So again is shows things are selling it’s just that our inventory (condos for sale at any one time) is so much larger than normal.
In 2007 we saw 2 ends of the Clearwater Beach Real Estate Market get the most activity – One was the top end of the luxury beach condos in communities like The Grande, Sandpearl Residences Resort Condos and Mandalay Beach Clubs which all had sales in 2007 over $3,000,000 with the Sandpearl Luxury Condos setting a new all time high for Pinellas County condo’s sold at $4,400,000.
Then we also saw people looking to buy that luxury vacation home or winter retreat at a deep discount. They found distressed sales prices on Clearwater beach condos – and there were and still are real bargains to be found.
Some Clearwater Beach condo prices dropped back to 2004 prices and many savvy investors realized the opportunity to buy a Sand Key gulf front condo now since many believe, like we do that Clearwater beachfront property will continue to be in high demand.

Pinellas County Florida – As 2007 comes to an end, many Pinellas County sellers are happy to see it go and many are wondering what 2008 has in store for our housing market.
While we don’t have a crystal ball we did think it would be helpful to take a look back over the last 2 years to see where Pinellas County luxury real estate been and where we are now.
Pinellas County Real Estate 2007 Year in Review
We all have heard that it’s a buyer’s market in the Tampa Bay area however let’s review the facts and temper some of the news media. Here is the first report in our new series called the Real Estate Market Report – 2007 Year In Review.
Readers tell us that it’s easy to find information on total Pinellas County market statistics however it can be misleading when those reports include everything from condos under $100,000 in 55+ Adult Retirement Condo Communities to the record setting condo sale of $4,400,000 at the Sandpearl Residences condos on Clearwater Beach this past month. 5 condos sold for over $3,000,000 this year in communities like The Grande, Mandalay Beach Club, Vinoy Place and Parkshore Plaza. Luxury condos and fine living still have their discriminating buyers even in this real estate market.
Just like all real estate is local – we believe each real estate market niche is unique and our goal is to provide you with a deeper view into our Luxury Real Estate Market in Tampa Bay. We’ve been doing the research and preparing detailed reports on different Tampa Bay real estate market niches like:

Tampa Bay Real Estate 2 year Historical Performance Graphs
If you have a particular Tampa Bay Real Estate Market Report that would interest you just let us know and we will work to add it to our list. Our goal will be to post one or two a day.
We will include the following 4 graphs in our Tampa Bay Real Estate Market Report:
- Days on Market – How long is it taking Tampa Bay real estate to sell?
- Average Asked to Sold Ratio – Helps show how close to asking price condos are currently selling for.
- Median Price – shows that 1/2 of real estate sold is above and 1/2 is below this price in a given property or market niche.
- Units Sold – will show how many homes or condos sold in a given month as well as over the 2 year period.

We have seen the time it takes to sell luxury condos in Pinellas county has risen from just over 75 days to over 225 days this past month. It’s easy to understand when you look at the fact that there is a more limited buyer pool for these luxury condos as well as the fact that condo buyers have more lots of choices of condos currently for sale in Pinellas County.
The next chart explains the Pinellas Luxury Condo Real Estate Asked to Sold ratio. We often get buyer requests for people wanting to buy a Clearwater Beach Condo on the Gulf of Mexico for under $100,000, we smile knowing we could sell those all day long if it existed and then have to explain is just doesn’t.
The following graph shows that while luxury condo sellers in Clearwater, St Petersburg and the Tampa Beaches are making deals and there are some luxury waterfront condo bargains to be found, sellers are not “giving away” this desireable Tampa Bay real estate.
Notice on the Asked to Sold Graph below that with the exception of one month, June 2007, out of the last 24 months the “asked to sold ratio” has been over 90%. While Pinellas County luxury real estate usually sells faster and in the high 90’s – luxury sellers are holding the line on their property values and many are willing to hold out longer than to sell a drastically lower prices.

Pinellas County Luxury Condo Owners saw the median price for luxury condos (over $500,000) go from $689,500 in the beginning of 2006 and two years later after a challenging year for Tampa Bay real estate the median luxury condo price was up to $697,500.
Much of that can be attributed to the increase in the number of new luxury condo developments like Sandpearl Residences where developers have built a significant number of high-end condos over the last few years. When you look at most individual luxury condos on a year to year basis their values are actually down over last year. As we’ve said all year – if you don’t have to sell, then don’t – wait!
For those that have owned their property over 3 years, most have seen that property increase in value and while the median prices are down from their high of $815,000 in September of 2006 for those who bought for the long term should fare well.
Clearwater | St Petersburg | Tampa’s Beaches is still considered a great place to live and we hear from lots of people daily that want to buy Florida luxury real estate on our Tampa Beaches and around the Tampa Bay area.

The number of Tampa Bay condos selling each month is down from the heyday of 2006 as well as the prices on most individual units. We believe reflects a combination of a correction in our real estate market from the buying frenzy that ran up prices at an unsustainable pace and the “wait and see” feeling lingering in the market right now.
The silver lining is that with the value of the dollar being down, interest rates being down and the fact that there are still plenty of motivated sellers we are seeing lots of activity again in the luxury condo marketplace, especially on our Tampa gulf beaches. Winter is also motivating lots of Canadians and foreign investors to act now so they can enjoy their new retreat this winter.

Clearwater Beach Florida – Clearwater 78 – Portland 19. No, this is not a basketball or football score – LOL – it is the forecasted high temperature for December 24, 2007.
As you can imagine, we are wearing shorts, tee-shirts, flip-flops, and drinking margaritas on our boats AGAIN today – HOHUM, and most of the folks who live up north are getting more ice and snow.
Not to mention the great real estate deals available here on Clearwater Beach.
Just today, I saw a great condominium for sale in Sand Key Florida in one of our premier waterfont communities on Sand Key. It has a boat dock and a 50′ deck overlooking the marina, pool, tennis courts and great sunsets.

Sand Key Florida Real Estate Agent prepares for UF Gators – Michigan Wolverine Showdown

Sand Key Florida is Michigan Winter Wonderland
Sand Key Florida Real Estate – Today at the beach I was thinking of my good friend Missy Caulk, a top REALTOR in Ann Arbor who is a die-hard University of Michigan Wolverine fan.
Being a University of Florida Gator myself we’re anxious to see who ends up with College Football bragging rights for the next year as our teams are playing in this year’s Capitol One Bowl Game in Orlando Florida.
Recently Jack was researching various weather reports and was checking winter weather around the country and it got me to thinking if it was a competition based on our winter weather then we’d be the odds on favorite to win that bet. Now when it comes to college football – I’m not making any bets – think it should be a good game for all of us!
So when it comes to game day, they are forecasting the high temps on New Years Day to be 81 degrees in Sand Key Florida and 31 degrees in Ann Arbor Michigan. Now we’ll just have to wait and see what the final bowl game score will be. Win or Lose I do know that this is the right time for Michigan Wolverine fans to purchase their winter retreat here in the Clearwater Beach / Sand Key area – let me show you our bargains.
