Sand Key Bridge to Clearwater Beach Real Estate – Perfect for Sunday’s Sunset

Sand Key – Clearwater Beach Florida Sunset Series
Clearwater Beach Florida – Today we captured a Clearwater Beach sunset taken from the foot of the Memorial Causeway bridge looking out as the sun set behind the high-span Sand Key Bridge which connects Clearwater Beach and Sand Key Florida.
The island you see in the picture in front of the Sand Key Bridge is actually a protected bird sanctuary – we have several here to provide a safe haven for our natural wildlife – we are also part of the Great Florida Bird Trail.
While today was an overcast day, you can see the sun still puts up a fight to pierce through the clouds and shine through onto Clearwater Beach and our intercoastal waterways.
The good news was that even though it was cloudy on Clearwater Beach and Sand Key Florida – it was still warm enough for Jet skiers to go out and play along Clearwater Beach as you can see in the picture above. Can you believe it was 78 degrees here today – what’s the tempature where you are?
You can see our local birds (Ibises) enjoying the peaceful water and relaxing sunset too.
I think they also enjoy fishing for their dinner here since it’s an active time for fish in Clearwater Harbor along our intercoastal shores and the Memorial Causeway Bridge.

Even on days that are cloudy in Clearwater Florida we seem to always have an inspirational sunset.
I was struck by the beauty of today’s sunset with the piercing rays and the more muted colors of light yellow and dusty blues and grey and then watched as it turn a fiery orange as it set on Clearwater Beach and Sand Key – it’s easy to see why we say we have the bluest backyards – from top to bottom we’ve got it all.

Sand Key Florida is Michigan Winter Wonderland
Sand Key Florida Real Estate – Today at the beach I was thinking of my good friend Missy Caulk, a top REALTOR in Ann Arbor who is a die-hard University of Michigan Wolverine fan.
Being a University of Florida Gator myself we’re anxious to see who ends up with College Football bragging rights for the next year as our teams are playing in this year’s Capitol One Bowl Game in Orlando Florida.
Recently Jack was researching various weather reports and was checking winter weather around the country and it got me to thinking if it was a competition based on our winter weather then we’d be the odds on favorite to win that bet. Now when it comes to college football – I’m not making any bets – think it should be a good game for all of us!
So when it comes to game day, they are forecasting the high temps on New Years Day to be 81 degrees in Sand Key Florida and 31 degrees in Ann Arbor Michigan. Now we’ll just have to wait and see what the final bowl game score will be. Win or Lose I do know that this is the right time for Michigan Wolverine fans to purchase their winter retreat here in the Clearwater Beach / Sand Key area – let me show you our bargains.

Indian Rocks Beach Florida | This Year’s Holiday Boat Parade was Windy and Magically Wonderful in 2007

Indian Rocks Beach Holiday Boat Parade is a local Tradition
Indian Rocks Beach Florida – This past weekend our family went to Jimmy Iguana’s Restuarant and Open Air Waterfront Bar, a popular dock and dine (boaters always welcome here) in the Holiday Inn Harborside. It was the perfect spot to watch this years Indian Rocks Beach’s Holiday Boat Parade of 2007.
Now after a glorius week of 83 degree weather in Tampa Bay Florida, Saturday we were in for a change and the coldfront brought strong winds which started kicking up earlier that day as I watched the Clearwater Holiday Parade.
By sunset the tempatures had start dropping but nothing could dampen the spirits of those watching the dancing Christmas light on all the decked out boats along our intercoastal waterway. These Tampa Bay boaters were creative and colorful and each decorated boat was unique. Here are a couple of videos showing some of the boats in this years Indian Rocks Beach Boat Parade.
When you watch the videos you can hear the wind whipping out there. The captains did a great job keeping all the boats from bumping into each other in the narrow canal as it took an extra 30 minutes for some of the boats to make it to the parade. I hope the video gave you a glimpse into Christmas along the Tampa Florida Beaches.
There was a fabulous display of lights, decorations, animation and music on the boats that participated in this years Indian Rocks Beach Holiday boat parade. I guess the $4000 in prize money helped energize everyone’s Christmas spirit.
I took some pictures (however I need a better flash – rumor is Santa is hoping to bring one this year 
) I also took some videos to share the experience for those that weren’t able to be with us in Indian Rocks Beach Florida this year.

Boating and Waterfront Living in Tampa Bay
Boating is part of living on the waterfront in Tampa Bay. If you want to enjoy boating we have lots of different ways to enjoy boating from buying your own boat to being part of a boating club or sail boat racing team. We even have extensive classes at the Clearwater Sailing Center and the Clearwater Power Squadron. Wishing lots of “fun by the foot” when boating in 2008 as my friend, Shane Faunce says.

Clearwater Beach Buyer’s Agent shares Traditions
Clearwater Beach Florida – Did you know that the Christmas Tree was a big deal in Germany in the 1800′s and came to the USA with the Germans who migrated here (thanks goes out to my Great-Great-Grandfather…a minister from Germany)…LOL. By the way, these German immigrants also brought carols, stockings, and more to our culture.
That reminds me of the things that Clearwater Beach Buyer’s Agents like Cyndee and me bring to our real estate culture. As you may know, Cyndee and I built our Clearwater real estate business on helping buyers get good deals in Clearwater, on Clearwater Beach, Island Estates, and Sand Key.
Our contribution to the Clearwater Beach real estate tradition started out with a belief that since the Home and Condo Buyer writes the check, the Buyer should have representation in each real estate transaction. As you may know, I do not have a law degree, but I do respect the laws of our land and the spirit of these laws, and in some cases, I am inspired by our laws.
Clearwater Beach Florida Buyers get Trust and Confidence
Last week I wrote an article on how Dual Agency is Illegal in Florida and the lively conversation that followed reminded me of one of my favorite statements that comes from Florida Real Estate Law. This was one of the key factors that led Cyndee and me to focus on helping Luxury Home and Condo Buyers purchase their dream home here in the Clearwater Beach Florida area.
It is this simple phrase (Florida Law Describes “Fiduciary”): “A broker in a relationship of trust and confidence between that broker as agent and the seller or buyer as principal….” Hmmmm, trust and confidence, I thought!
This simple phrase is by itself a definition, but when combined with the relationship most Clearwater Beach Listing Agents have with Buyers, Transaction Broker, it paints a more complete picture of why you need to call us:
“…A transaction broker provides a limited form of representation to a buyer, a seller, or both in a real estate transaction but does not represent either in a fiduciary capacity….” Hmmmmmm….,
..limited representation and not a fiduciary relationship, Hmmmm…

Waterfront Living – Here is an update on what’s happening in Island Estates, Florida – Clearwater’s premier deep water waterfront neighborhood. Many people lately have asked me for an update on what’s happening in that neighborhood since we’ve all heard reports of it being a “strong home buyer’s market.”
We’ve included graphs of how long it’s currently taking for Island Estates, Florida homes to sell. When we look at the graph for 2007 it can be a little confusing when you realize that only 1 to 3 Island Estates homes have sold each month this past year – it’s easy to see how a single home could skew the graphs. We all have known homes to be on the market for sale at the “if someone offered me this I would move” price. We also gave you a 2 year view of Island Estates Home Sales to get a feel for what’s happened in the big picture.
We can see that when we were in a strong “home sellers market” homes in Island Estates, Florida were selling in under 30 days in January of 2006.
We have seen the time it takes to sell take longer over this past year. In addition when you are dealing with high end luxury waterfront homes in Clearwater you are marketing to a smaller group of potential buyers.
With a limited number of sales each month buyers need a local Clearwater Beach Real Estate expert to research and analyze the various homes for sale to get up-to-date information so you’re not over-paying for your Clearwater luxury home.
If you are trying to sell your waterfront luxury home in Island Estates pricing it right is the single most important factor in selling in today’s Clearwater Beach real estate market.
Island Estates Homes | Waterfront Neighborhood – Calling all Boaters
What’s the good news – the median price on Island Estates Homes on the water is almost the same as it was 1 year ago. We seen some home buyers have purchased Island Estate Homes for a good value however, it’s easy to see why these highly desirable waterfront homes have a median value approaching $1.5 million.

We thought it was only fitting to use a photo from one of our favorite sunset spots of all time – Pier 60 on Clearwater Beach Florida.
It’s a place where we “celebrate” the sun setting each day with performers, crafters, music and more – we give Key West a definite run for their money. Kids enjoy the 2 playgrounds too.

We are treated to some of the most majestic sunsets each day in Clearwater Beach Florida and the surrounding beaches. We’re lucky because Pier 60 is home of the Best City Beach, Clearwater Beach – and it’s in our backyard.
We get to experience the magic evening as we relax and enjoy watching the sun settle into the Gulf of Mexico. In Clearwater Beach Florida we always take our sunsets seriously.
This week is now over and we are looking forward to the upcoming week with our family from Philadelphia Pennsylvania that’s visiting. Did I mention it was 80 degrees on December 9th 2007 – sunsets seem better when you’re watching in your bare feet with the white sand between your toes. – Wish you were here!

Yes, we do have waterfront, gulf front and luxury foreclosure, pre-foreclosure and bank owned properties in addition to homes in lovely Clearwater neighborhoods. So, let’s discuss these terms before I get into some more info on buying real estate in Pinellas County, Clearwater homes and condos in foreclosures:
Clearwater Real Estate Options for Buyers looking for Bargains, Deals and Steals:
– Pre-Foreclosure – The Pinellas County home / condo owner has or is about to miss some home loan payments to the bank.
– Foreclosure – The Pinellas County home / condo owner has missed mortgage payments and the bank has filed an action with the court to take control of the Pinellas property.
– REO – Real Estate Owned – means the bank owns the property (homes, condos, villas, town homes). The bank has taken the property from the home / condo owner and is now selling it.
Realize that in most cases, the bank cannot profit from a home, condo or town home until they own it. That means a pre-foreclosure or foreclosure
property is not profitable for a bank and that the bank is trying to
minimize the loss.
There can be some great Tampa Bay real estate bargains (especially if you’ve been thinking about a vacation home or beach house / condo) for those who are patient, and this home buying process can take from a few days to a few months to complete.
We have found many Clearwater home buyers give up before the real estate deal is complete. For example, I am helping one Clearwater Florida family with a pre-foreclosure home purchase and we are entering the fifth month, but they will be buying the property about 30% below the current Clearwater real estate market price when the deal is complete.
Once the bank owns the property, it becomes a REO. There are bargains
to be had with these bank owned properties because we are in a buyer’s
market.
That means there are too many houses for sale in Pinellas County Florida - remember supply and demand in economics. In a buyers market there is more housing inventory than can be purchased by the number of buyers in Clearwater Florida looking for homes, so you can pick up a good deal.
For example, I just helped a Pinellas home buyer purchase a REO condo for about 25% less than this North Pinellas property sold for just 2 years before.
Finally, it is important to have an experienced Clearwater FL Realtor represent you so that you know the price you will pay for any of the Clearwater homes or Clearwater beach condos for sale is the lowest possible price. You also want to make sure that any issues whether they be from home inspections, liens, egress, special assessments, back taxes, unknown heirs or claims, etc. are corrected, so that you will not have costs uncovered after closing that could wipe out all of the discount you thought you were getting with the purchase.

Clearwater Beach Florida Sunset Series
Here’s the second in our series of featuring one of the best parts of Clearwater Florida real estate – our beautiful Tampa Bay sunsets. Living on the west coast of Florida great sunsets are just one of the perks – living on coast – beach sunsets are just the cherry on top. Here’s our favorite sunset of the week that we took. This week we ended the week after Thanksgiving with 80 degree weather in Clearwater Beach Florida. Can you believe it was the start of December as well – all the vacationers liked that.
There is something magical that touches my “imagination” as David Henry Thoreau poem says when the sun dips each evening into the Gulf of Mexico. The clouds and variety of colors definitely had my creative thoughts going while there’s also nothing like it to relax me . Being from Clearwater Beach Florida we take our sunsets seriously.
We even have a nightly celebration at Pier 60 so if you’re looking for a place to catch a sunset from you can always count on Pier 60 for the nightly sunset and festivities.
This week we enjoyed a beautiful Tierra Verde beach sunset and the contrast of the darkness of night as the sun dipped down. Because there are no lights around Fort Desoto it creates a sunsets of shades and shadows of a different kind. The boys were camping there with the local Boy Scout Troop.
