Indian Rocks Beach Florida | This Year’s Holiday Boat Parade was Windy and Magically Wonderful in 2007

Indian Rocks Beach Holiday Boat Parade is a local Tradition
Indian Rocks Beach Florida – This past weekend our family went to Jimmy Iguana’s Restuarant and Open Air Waterfront Bar, a popular dock and dine (boaters always welcome here) in the Holiday Inn Harborside. It was the perfect spot to watch this years Indian Rocks Beach’s Holiday Boat Parade of 2007.
Now after a glorius week of 83 degree weather in Tampa Bay Florida, Saturday we were in for a change and the coldfront brought strong winds which started kicking up earlier that day as I watched the Clearwater Holiday Parade.
By sunset the tempatures had start dropping but nothing could dampen the spirits of those watching the dancing Christmas light on all the decked out boats along our intercoastal waterway. These Tampa Bay boaters were creative and colorful and each decorated boat was unique. Here are a couple of videos showing some of the boats in this years Indian Rocks Beach Boat Parade.
When you watch the videos you can hear the wind whipping out there. The captains did a great job keeping all the boats from bumping into each other in the narrow canal as it took an extra 30 minutes for some of the boats to make it to the parade. I hope the video gave you a glimpse into Christmas along the Tampa Florida Beaches.
There was a fabulous display of lights, decorations, animation and music on the boats that participated in this years Indian Rocks Beach Holiday boat parade. I guess the $4000 in prize money helped energize everyone’s Christmas spirit.
I took some pictures (however I need a better flash – rumor is Santa is hoping to bring one this year :-)) I also took some videos to share the experience for those that weren’t able to be with us in Indian Rocks Beach Florida this year.

Boating and Waterfront Living in Tampa Bay
Boating is part of living on the waterfront in Tampa Bay. If you want to enjoy boating we have lots of different ways to enjoy boating from buying your own boat to being part of a boating club or sail boat racing team. We even have extensive classes at the Clearwater Sailing Center and the Clearwater Power Squadron. Wishing lots of “fun by the foot” when boating in 2008 as my friend, Shane Faunce says.

Clearwater Beach Buyer’s Agent shares Traditions
Clearwater Beach Florida – Did you know that the Christmas Tree was a big deal in Germany in the 1800’s and came to the USA with the Germans who migrated here (thanks goes out to my Great-Great-Grandfather…a minister from Germany)…LOL. By the way, these German immigrants also brought carols, stockings, and more to our culture.
That reminds me of the things that Clearwater Beach Buyer’s Agents like Cyndee and me bring to our real estate culture. As you may know, Cyndee and I built our Clearwater real estate business on helping buyers get good deals in Clearwater, on Clearwater Beach, Island Estates, and Sand Key.
Our contribution to the Clearwater Beach real estate tradition started out with a belief that since the Home and Condo Buyer writes the check, the Buyer should have representation in each real estate transaction. As you may know, I do not have a law degree, but I do respect the laws of our land and the spirit of these laws, and in some cases, I am inspired by our laws.

Last week I wrote an article on how Dual Agency is Illegal in Florida and the lively conversation that followed reminded me of one of my favorite statements that comes from Florida Real Estate Law. This was one of the key factors that led Cyndee and me to focus on helping Luxury Home and Condo Buyers purchase their dream home here in the Clearwater Beach Florida area.
It is this simple phrase (Florida Law Describes “Fiduciary”): “A broker in a relationship of trust and confidence between that broker as agent and the seller or buyer as principal….” Hmmmm, trust and confidence, I thought!
This simple phrase is by itself a definition, but when combined with the relationship most Clearwater Beach Listing Agents have with Buyers, Transaction Broker, it paints a more complete picture of why you need to call us:
“…A transaction broker provides a limited form of representation to a buyer, a seller, or both in a real estate transaction but does not represent either in a fiduciary capacity….” Hmmmmmm….,
..limited representation and not a fiduciary relationship, Hmmmm…

Island Estates Florida | Clearwater Waterfront Homes – Real Estate Market Report
Waterfront Living – Here is an update on what’s happening in Island Estates, Florida – Clearwater’s premier deep water waterfront neighborhood. Many people lately have asked me for an update on what’s happening in that neighborhood since we’ve all heard reports of it being a “strong home buyer’s market.”
We’ve included graphs of how long it’s currently taking for Island Estates, Florida homes to sell. When we look at the graph for 2007 it can be a little confusing when you realize that only 1 to 3 Island Estates homes have sold each month this past year – it’s easy to see how a single home could skew the graphs. We all have known homes to be on the market for sale at the “if someone offered me this I would move” price. We also gave you a 2 year view of Island Estates Home Sales to get a feel for what’s happened in the big picture.
We can see that when we were in a strong “home sellers market” homes in Island Estates, Florida were selling in under 30 days in January of 2006.
We have seen the time it takes to sell take longer over this past year. In addition when you are dealing with high end luxury waterfront homes in Clearwater you are marketing to a smaller group of potential buyers.
With a limited number of sales each month buyers need a local Clearwater Beach Real Estate expert to research and analyze the various homes for sale to get up-to-date information so you’re not over-paying for your Clearwater luxury home.
If you are trying to sell your waterfront luxury home in Island Estates pricing it right is the single most important factor in selling in today’s Clearwater Beach real estate market.

What’s the good news – the median price on Island Estates Homes on the water is almost the same as it was 1 year ago. We seen some home buyers have purchased Island Estate Homes for a good value however, it’s easy to see why these highly desirable waterfront homes have a median value approaching $1.5 million.
