Many people lately have asked me for an update on what’s happening in that neighborhood since we’ve all heard reports of it being a “strong home buyer’s market.”

We’ve included graphs of how long it’s currently taking for Island Estates, Florida homes to sell. When we look at the graph for 2007 it can be a little confusing when you realize that only 1 to 3 Island Estates homes have sold each month this past year – it’s easy to see how a single home could skew the graphs. We all have known homes to be on the market for sale at the “if someone offered me this I would move” price.  We also gave you a 2 year view of Island Estates Home Sales to get a feel for what’s happened in the big picture.

We can see that when we were in a strong “home sellers market” homes in Island Estates, Florida were selling in under 30 days in January of 2006. 

We have seen the time it takes to sell take longer over this past year. In addition when you are dealing with high end luxury waterfront homes in Clearwater you are marketing to a smaller group of potential buyers.

The media doesn’t give a clear picture of the real estate market in different localities, only on a national scale. Hence clients need to have information such as you are providing.
