Why Can’t you tell me what my Home Insurance will be on Pinellas County Waterfront Homes

Clearwater Beach FL - As your Pinellas County waterfront homes and luxury beach specialist I’m here today answering another question about home insurance when buying Pinellas County waterfront homes.

Question –  How come you can’t tell me what my home insurance will be when I’m buying a  waterfront home in Tampa Bay?

Answer – Because what happens is that they need you to have the elevation certificate done then depending on what  the home’s elevation is (how far above sea level) in conjunction with some other factors as far as if it’s been updated (hint: newer roof or windows definitely helps) along with any wind mitigation discounts then you can get an accurate quote.

Because home insurance here is regulated by FEMA’s insurance rules regulations the insurance company cannot even give us a ballpark quote until they seen the elevation certificate. That’s one of the main reasons that we actually work with our clients to get their surveying elevation certificate done early in the home buying processa. In addtion we can protect you from the unknown with an insurance addendum. I’d be happy to explain more about how this works – however be aware – if you don’t have this kind of protection and the insurance comes in much higher than you’re prepared to pay – you’re stuck. I’m happy to tell you more about that but that’s the reason why when you’re looking when from property you really won’t know what your insurances until you do the survey and get the elevation certificate.

Who is King of Madeira Beach Florida? Spring King of the Beach

Madeira Beach Florida - Ever wonder who is King of the Beach?? …I don’t know yet but you can earn that title this weekend in Madeira Beach Florida by winning their popular Kingfish tournament. This weekend they’re having their 19th Annual Mad Beach Foodfest as well as the Spring King of the Beach Kingfish tournament sponsored by  the Old Salt Fishing Foundation. Awards will be given out in various categories for a total pay out $70,000 in award moneys.  Along with the fishing tournament there’s also a big foodfest with live music, crafts, great local food and more in Madeira Beach Florida.

Buying Waterfront Homes in Pinellas County – Understanding Seawall Costs & Seawall Inspections

We have great Tampa Bay beach neighborhoods for boaters here however many of the waterfront homes along our beach communities were built in the 1950′s and 1960′s and while seawalls may have a life of around 40 years you can still run across many original seawalls when you’re looking at waterfront homes for sale in Madeira Beach, Treasure Island, Redington Beach, Indian Rocks area and Clearwater Beach  / Island Estates area.

There are several ways to maintain or reinforce seawalls from patching, having rip rap, capping or replacing so you’ll want to understand your all your options and also understand what upcoming work is needed if you are looking at buying a waterfront home from Tarpon Springs to Tierra Verde we can help.

Guide to Buying Pinellas County Waterfront Homes – Part 2 Seawalls Cost

Maderia Beach Florida - We always recommend a seawall inspection when looking at Pinellas County waterfront homes. Did you know that a seawall repair or replacement could be the biggest expense you could be facing? If you’re like most of our clients buying on the Pinellas County waterfront – this is not something you want to find out “after” you buy your waterfront property.

We’ve seen Pinellas County waterfront homes put on the market to sell because they can’t afford the needed seawall repair – don’t unknowingly buy someone else’s problem. If this the first time you’ve bought a waterfront home then you may not realize that it’s not something the typical home inspector or home inspection covers and the average Pinellas County real estate agent many not even realize that it needs to be inspected and who’s qualified to do it.

How Hiring Pinellas County Waterfront Beach Real Estate Agents saved buyer over $10,000

Just this month we helped our clients buy a Maderia Beach Fl waterfront home that was beautiful – This home was updated with lovely curb appeal including pavers in front, tropical pool setting with pavers in back, a newer dock and seawall that had been well maintained – sounds great right?? Well when we had the seawall inspection the inspector determined that the wall was actually moving out and needed to be replaced in 4-6 months. Holy Moly 4-6 months is like “needs to be done yesterday!!”  Any quess what the cost of a seawall was for a typical Pinellas County waterfront home is? Most lots are @ 75ft o the intercoastal which would be about $12,000-$25,000 depending on what’s needed. Well luckily it was determined that they could use the existing seawall and it could be capped however the buyer’s were looking at @$10,000 immediate repair and expense (this lot was a little smaller than normal so the costs were a little less) however if we’d missed that and things deteriorated it could have easily cost double and triple those amounts.

How would you feel if you found that out after you bought your new home? Or worse yet, you didn’t find out and 4-6 month from now you start getting settlement cracks in your pool and home – WOW talk about a huge expensive problem then!!

The good news is because we are Pinellas County Waterfront Beach real estate agents specializing in “the bluest backyards” everyday- our clients got the right inspections done with the best engineers and we were even able to negotitate to have the seller pay for the new seawall so not only did we save them $10,000 but we saved them a whole lot of headaches and potentially huge expenses in the near future.

Moving to Clearwater FL – Working with No Pressure Clearwater Realtors Pays off

Clearwater Florida – a Clearwater Realtors, we learned a long time ago that people don’t want to hear what we have to say about how we work – it’s much better coming from our clients. Meet George and Julia Henry who recently moved their new home in Feathersound  in Clearwater / St Pete Gateway area. George was in a serious work accident several years ago and as a result living in the cold weather in New York with lots of metal in his body now it was painful.  Julia nd George contacted us knowing they had a lawsuit settlement coming and they could then to move to Clearwater Florida. Well if you’ve ever been in a lawsuit then  you know even when you win, there’s usually delays, appeals, etc. so long story short it took over 3 years for all that to get resolved. In the meantime George and Julia would search all Clearwater homes for sale on our website. We stayed in touch and they would let us know whenever they were coming to visit, which was usually  a couple times a year and we would go look at the “favorite” homes.  They were ready and had a plan for when the big day would come…finally late last year they got word the last appeal, the last delay, the last hurdle was cleared…all the work, all the planning, all the dreams…were ready to become a reality.

They have been a delight to work with and we still enjoy getting together with them now that they’re all moved in their new home in Feathersound.  I was touched by there recount of the relocation and home buying process and how there were afraid their Clearwater Realtors, us,  wouldn’t have the patience to be there when all the dust settled. What a sad commentary on our Real Estate industry that so many focus on the quick sale – Jack and I started this business seven years ago to give the kind of service we want ourselves. They found like most people looking to buy a home today that our inventory is way down and so the buyers that are ready to buy are all competing for the same homes and paying 92%+ of the list price when homes are priced with the market.
